Overall, my experience with this apartment was very negative. When my girlfriend and I arrived at the apartment everything was still dirty from the previous tenant. There was food under the couch and a layer of residue on the countertop. It was unclear how long it had been since the linens had been washed.

There were so many roaches in the apartment that they chewed through closed food boxes and kept us awake with rustling noises. When we told the owners about the roaches they tried to blame roach problems on us, even though we had been in the apartment for a total of 3 days. They tried to tell us they had never had roaches before, but under the sink we found several different kinds of roach poison. After continuing to blame us for a week or so, the owners finally addressed the roach problem and brought in some electronic traps.

This interaction really set the tone for our entire stay. After the roaches, we discovered that there were mice in the apartment. Later, waste water from the kitchen sink began backing up the pipes into the bathtub. Again, when the owners were told about this problem they tried to blame it on us and tried to force us to pay the plumbing bill.

For the duration of our four month stay, the owners booked the apartment for viewings 3 days per week for several hours a day. On these three days, we were expected to clean and vacate the apartment. Whenever we asked them to modify their apartment showing schedule, we were met with a terrible attitude and a refusal to accommodate us.

Overall, the apartment was in terrible condition. The couch had holes in it, the sheets (only one set) and towels were worn and stained, and the quality of all of the fixtures was laughable for an apartment that is $4,000 per month. At the end of our stay, the landlords had the gall to use a portion of our security deposit to replace their already worn towels.

My experience with this apartment and these landlords was so awful that it has influenced my views of New York Habitat. I will not use New York Habitat again, and I cannot recommend that others use your services when the apartments advertised on your site are so outrageously priced and run by slum lords.

We thank you for your candid and detailed review, David.

When we relayed your review to the owners, they stated that they are very meticulous when it comes to apartment cleanliness. They stated that in fact, they clean the apartment themselves and thoroughly ensure that all the supplies are in place in between tenants. The owners further mentioned that they wash the linens themselves in their home.

The owners also mentioned that they had not seen any sign of roaches or mice during any of their visits to the apartment; neither did they have reason to know that there was a problem with roaches. The owners explained that they just wanted to apprise you that, based on experience, in NYC, a roach problem could develop easily where dirty dishes or open packages of food are left lying around, but never wanted to blame the issue on you.

After being informed of the plumbing issue, the owners called a plumber who fixed the issue.

As regards the viewing concern, the owners noted that they cannot rent the apartment to the next tenant without a preview. The owners stated that they work around an agreed viewing schedule with all tenants to keep them happy, even if it means foregoing clients who want a weekend viewing.

Further, the owners informed us that they do not intend to replace the couch for now and that there are multiple sets of sheets, considering that the apartment has a convertible couch as well as a full sized bed.

The owners also stated that they had to deduct an amount from the security deposit because there were towels that were damaged beyond ordinary wear and tear. The owners mentioned that they had properly sent photos and a bill setting forth the extent of the damage.
