This apartment is located in a calm residential street between Rue de Babylone and Rue Oudinot, close to a masterpiece of eightenth century architecture, the Hotel Royal des Invalides built under the king Louis XIV. It is also in walking distance to the majestic Eiffel Tower, facing the splendid Champ de Mars with its beautiful floral gardens, to the Seine River, and to St. Germain des Pres, which offers elegant fashion boutiques and convenience shops as well as a number of selected restaurants and cafes. This pleasing 70m2 garret loft is located on the 4th floor (walk up) of an 18th century "Hotel particulier" equipped with a security system and an intercom. It is southwest and northeast exposed and brightened by many skylights. The genuine white painted beams, pitched ceilings in the living room (from 2 to 3,22m high), white walls and light blue carpet gives this space a very unique modern feeling. It can comfortably accommodate 2 people. Upon entering, a designer folding screen gives privacy to a room that is currently used as a home office. The room if minimally furnished with an architect's desk, a stereo system and has singular hard wood doors that shut in roomy recessed closets. The large living room divided in two levels which allows for built in seating, is dressed up with an ornamental fireplace and a steel sculpture. The lower level is furnished with a wide sofa (160cm), a design armchair and a glass coffee table as well as a lamp standing on a console. Opposite, on the raised level there is a double bed (160cm) set down on the floor, a night table and lamp, and a telephone. After the living room and preceding the kitchen placed to the left side, a bright and cosy dining area includes a round dining table with three matching chairs and stool. The lengthwise kitchen is ventilated by two skylights, equipped with four electric burners, a traditional electric oven, a combo fridge-freezer, a dishwasher, double stainless steel sinks, and a washing machine in addition to the many cupboards and drawers containing the necessary utensils. In front of the kitchen the nicely tiled bathroom encloses a bathtub, mirrored cabinet, a washbasin, a bidet, a toilet and has as well natural light from another skylight. The closest metro station is Saint François Xavier (line 13) or Vaneau (line 10)
