Two-Bedroom apartment between Invalides and Montparnasse

Neighborhood:
This area is celebrated for its elegant streets featuring stylish fashion shops, antique shops, art galleries, sophisticated and traditional restaurants and cafes. A few steps away is Montparnasse with the highest skyscraper in Paris and a number of cinemas and theaters; it is also close to the enchanting Luxembourg Garden, to the Seine, and to most of the significant monuments and points of interest. There are quality services such as fine bakeries, supermarkets and other convenience shops in the neighborhood.
Premises:
This 72m² (approx. 775 sq. ft.) two-bedroom apartment is located on the second (third in the USA) floor of a building constructed in 1945. The main entrance gate is protected by a coded intercom and opens into a hall leading to a second door with a coded security system. This accesses the staircase. The elevator is accessible only from the first (second in the USA) floor.
The entrance door opens into a hall; this leads to the living room on the left and to a hallway linking the other rooms straight ahead.
The 30m² (approx. 320 sq. ft.) double living room has two windows equipped with exterior shutters overlooking the street with a northern exposure. It is furnished with a trundle bed used as a sofa, a sofa, two armchairs, a coffee table, a dining table with chairs, a sideboard and a cupboard. It is equipped with a TV and a stereo and has Versailles-style parquet floors.
The 13m² (approx. 135 sq. ft.) first bedroom is accessible from the living room as well as the hallway. It has a window with iron exterior shutters overlooking the street with a northern exposure. It is furnished with a double-size bed, a bedside table, an armchair, a decorative fireplace and a built-in closet with sliding mirrored doors. It also has a parquet floor.
The 11m² (approx. 115 sq. ft.) second bedroom has a window with the same view and exposure as the two other rooms. It is furnished with two single-size beds, a bedside table and a desk with a chair. It has wall-to-wall carpeting.
The separate kitchen is equipped with four gas burners topped by a cooker hood, a refrigerator, a freezer, a dishwasher, a washing machine, an oven, a coffee maker, a toaster and a kettle. It also has a window.
The tiled bathroom contains a bathtub, a washbasin and a window.
The toilette is separate and has a small window.
Heat and hot water are collective with the building.
The nearest metro station is Vaneau (line 10).
