Cozy one-bedroom apartment in the Invalides, Eiffel Tower area

Neighborhood:
This apartment is located not far from the Eiffel Tower and the Hotel des Invalides, built in 1670 by Louis XIV to provide housing for 4,000 disabled veterans. Also close by is the military school that faces the Champs de Mars, named after the mythological Roman god of war. Less than a 10-minute walk away is the Montparnasse district with its many shops, restaurants, cinemas and the famous skyscraper, Maine Tower.
Premises:
This 35m² (approx. 375 sq. ft.) one-bedroom apartment is located on the first floor of a well-maintained 19th century building equipped with three security systems (two digicode plus an intercom) and an elevator. There is also a concierge. The apartment faces the well-known Avenue de Suffren with a northeastern exposure.
The apartment entrance opens into a corridor leading to the living room and the open kitchen straight ahead and, to the left, the bedroom, the bathroom and the separate toilette.
The 12m² (approx. 125 sq. ft.) living room has a double-glazed window with curtains and is equipped with exterior shutters that overlook the Avenue. It is furnished with a double-size sofa bed and built-in shelves with a small cable TV, a DVD player, a stereo and phone/fax. This room is also connected to a high-speed DSL Internet connection.
The open kitchen is separated from the living room by a bar with stools and/or sliding curtains. It is equipped with a combo electric stove (four vitro-ceramic plates and oven), a small dishwasher topped by a cooker hood, a microwave, a refrigerator, a freezer, a combo washer/dryer, a coffee maker, a toaster and an electric kettle.
The 14m² (approx. 150 sq. ft.) bedroom also has a double-glazed window with curtains and exterior shutters. It is furnished with a double-size bed, a cabinet, a decorative fireplace and two bedside tables.
The tiled bathroom contains a bathtub with a showerhead, a washbasin and a window. There are also, in a recess, a vacuum cleaner and an ironing board.
The separate toilette has a window.
Heat and hot water use gas.
The nearest metro stations are Segur (Line 10) or Sevres Lecourbe (line 6).
