A three-bedroom apartment in the Luxembourg area

Neighborhood:
This three-bedroom apartment is located in the 6rd Arrondisement, between Rue de Fleurus and Rue Vaugirard. Though very residential, this area has many local food and fashion shops. The commercial Rue de Rennes is only a 2 minute walk, and the Luxembourg Gardens are just around the corner.
Premises:
This 140-m2 duplex has 2.2m high ceilings on the lowest floor and 4m high ceilings on the upper floor. It has a terrace and is furnished in an eclectic style. It is situated on the 5th floor of a building with a typical 19th century Paris design. It is protected by a coded security system and an intercom security system.
Layout:
The entrance door opens into hallway, which leads to the three bedrooms, the bathrooms and an office. A staircase leads to the living area with the terrace and an open kitchen.
The living area (60m2) has four French windows leading to the terrace (6m2) that faces east onto the street. It is furnished with sofas and chairs and has a dining table and a sideboard. There is a corner with toys. The open kitchen (4m2) is well equipped and comes with a dishwasher, a refrigerator and a microwave. It has a window that faces west onto the courtyard.
The master bedroom (15m2) has a king size bed and a wardrobe. The windows face east. There is a bathroom (5m2) connected to the bedroom. It has two washbasins, a shower, and wardrobes and comes with a toilet that is separated by a sliding door.
Each children bedroom (both 10m2) is furnished with a single bed, a writing desk and a wardrobe. The windows face west.
The office (10m2) is furnished with a writing desk and storage space, and is equipped with a TV and DVD. The window faces east.
The first bathroom (5m2) has a bathtub, a washbasin and a toilette.
The closest metro is Rennes (line 12).
Heat and hot-water are individually metered.
