Three-bedroom duplex apartment located between St. Germain and the Luxembourg Garden

Neighborhood:
Set in one of the most attractive and historic areas of the Left Bank and parallel to the north side of the exceptional Luxembourg Garden and the Palais du Luxembourg, this street is in short walking distance to Saint Germain des Près, the Seine, and to the Quartier Latin. Nearby are the select open-air market of the rue Buci, and the famous Deux Magots and Café de Flore, both favorite haunts of existentialists and expatriated American literate back in the day. There are elegant boutiques, cinemas, fine restaurants, cafes, and all sorts of convenience shops in the neighborhood.
Premises:
This modern 98m² (approx. 1,050 sq. ft.) three-bedroom duplex apartment is located on the fourth floor of an 18th century building renovated in 2006 ; it has an elevator. A coded security system and a part-time concierge protect the main entrance gate. This opens onto a nice courtyard with access to the building entrance, which is protected by a visio-intercom. The apartment has a teak floor and a Wifi Internet connection.
The 30m² (approx. 320 sq. ft.) living room has four double-glazed windows; one of them overlooks a small courtyard with an eastern exposure and the other three overlook the building's courtyard with a western exposure. It is decorated in a contemporary style and is furnished with a sofa, two armchairs, a coffee table, shelves, and a contemporary style dining table with chairs. It is also equipped with a cable flat screen TV with a DVD player.
The separate eat-in kitchen is stylish in a contemporary way and is equipped with four vitro-ceramic burners topped by a cooker hood, a refrigerator/freezer, a dishwasher, a washing machine, an oven, a coffee maker and a toaster. It has also a small table with chairs and a window.
The 18m² (approx. 190 sq. ft) first bedroom has two double-glazed windows that overlook the courtyard with a southern exposure. It is furnished with a double-size bed, two bedside tables and a built-in closet with a safety coffer.
Upstairs, the 11m² (approx. 115 sq. ft) second bedroom is located in an open space. It has a double-glazed window overlooking the courtyard with a southern exposure. It is furnished with a double-size bed, a bedside table and a desk. This room has also a door, which opens into a large storage place.
The 11m² (approx. 115 sq. ft) third bedroom has two skylight windows. It is furnished with a double-size bed, two bedside tables and a built-in closet.
The first bathroom is equipped with a bathtub and a washbasin.
The second bathroom upstairs is smaller and equipped with a small bathtub, a washbasin and a toilet.
The separate toilet has a washbasin.
Next to the entrance door is a built-in closet.
The nearest metro stations are Odeon (line 4 & 10) and Luxembourg (RER B).
Hot water is collective and Heat is electric.
