Neighborhood: Situated on Rue Raymond Losserand between Rue d'Alesia and Rue Pernety, it is on a commercial and residential street, which offers all kinds of services, as it is part of a traditional district enclosing the pedestrian Rue Daguerre market. It is two metro stations away from Montparnasse, a trendy area with many theaters, cinemas, diverse international and selected restaurants and a number of cafes. Also close by is the Saint-Germain area with its elegant fashion shops. Premises: This 95m² (approx. 1,020 sq. ft.) duplex apartment is located on the ground floor of a 20th century building. The entrance gate protected by a coded security system opens into a hall. Then a door opens into a courtyard. A corridor leads to the apartment entrance. On the ground floor are the hallway, a restroom, the living room, a separate kitchen, a corridor leading to the bathroom and a bedroom. A wooden staircase leads to the first floor with the master bedroom, a second bedroom, a corridor giving access to the second bathroom, a laundry space and a private terrace. The 30m² (approx. 320 sq. ft.) living room has a double glazed window with northwestern exposure overlooking the courtyard. It is furnished with a dining table, a coffee table, a sofa, an armchair, a wardrobe, a flat screen cable TV and a stereo. The tiled kitchen has a window and is equipped with four gas burners topped by an exhaust fan, an electric oven, a cooker hood, a combo refrigerator/freezer, a microwave oven and a dishwasher. The first bathroom has a bathtub topped by a showerhead and a washbasin with a mirror. There is also a separate toilet. The 27m² (approx. 290 sq. ft.) U-shaped bedroom (bedroom No. 2) is furnished with two single size beds, a wooden mezzanine with a double size mattress, a double size futon bed, an electric piano, bookshelves and a chest of drawers. Daylight comes through the skylights and the bedroom is divided in three parts by Japanese style sliding screens. On the first floor the open 15m² (approx. 160 sq. ft.) master bedroom (bedroom No. 1) has a window with northwestern exposure overlooking a courtyard. It is furnished with a double size bed with bedside tables, a built-in closet and a desk and its chairs. Across the master bedroom is an 8m² (approx. 85 sq. ft.) bedroom (bedroom No. 3), which has a window with northeastern exposure overlooking a courtyard. It is furnished with a single size bed, a bookshelve and a chest of drawers. A corridor leads to the second bathroom, which has a shower topped by a showerhead, a washbasin and a toilet. There is also a laundry space with a washing machine and a dryer. This bathroom leads to the terrace with dining table and four chairs. Heat and hot water use gas and are individually metered. For convenient travel around Paris the nearest metro station is Plaisance (line 13).
