Cosy villa with swimming pool in Mougins - near Cannes

The 3-bedroom/3bathroom villa is located in immediate vicinity of the village of Mougins. It can accommodate 6 people. The owner's property is next to the villa but there is no vis-à-vis (entire privacy).
The villa has a private entrance, private garden and private swimming pool. A barbecue is at your disposal.
The villa is accessible for disabled people.
The layout is as follows:
Ground floor:

The spacious living room is furnished with 3 sofas (2 of them are convertible), a coffee table, an armchair, a chest of drawers and a working fireplace.
It is equipped with a TV with satellite (English spoken channels), a DVD player and a stereo. Wooden beam are exposed.
3 sliding bay windows open onto the terrace and the garden.
3 steps give a direct access to the swimming pool and the garden.
The dining area is composed of a round dining table seating 4 and a rectangular seating 6.
The open kitchen is furnished with all necessary utensils and has a sink, 4 gas burners, an oven, a microwave, a refrigerator/freezer, a dishwasher, a coffee maker, a toaster and a kettle.
There is a laundry with a washing machine.
In the first bedroom, you will find 2 twin beds (that can be joined to get a double bed), 2 bedside tables and a closet.
The en-suite bathroom is equipped with a tub and a washbasin.
There is a separate toilet.
The second bedroom is furnished with a queen size bed, 2 bedside tables, a chest of drawers and a closet.

Stairs lead to the first floor.

The third bedroom is furnished with a double bed, 2 bedside tables, a chest of drawers and a closet. There is a TV.
A French door gives a direct access to the swimming pool.

The garden is divided into two parts
The first one is in front of the house. There is also a terrace that can be shaded with a foldable sun umbrella.
A table allows eating outside. Tenants can use a barbecue at their convenience.
The second part of the garden is behind the house. Stairs give access to the swimming pool.
Parking spaces and a garage are available in the property.
Neighbourhood:
The property is at the entrance of Mougins (close to Le Cannet), near Mouans Sartoux, Sophia Antipolis.
Cannes is 8 km away.
Mougins, the ideal vacation spot for exploring the city of Cannes (10 minutes) and the charming countryside of Grasse (15 minutes). Most shops, Cafés and restaurants are in the vicinity.

After W.W. II, Cannes quickly became the haunt of crowned heads and billionaires, then the city of Stars, Festivals and International Conventions. Mostly famous for its International Film Festival (in May) the town regularly hosts well-known stars in its many luxury Hotels. On La Croisette, the most famous fashion brands are represented: among others Louis Vuitton, Chanel or Hermès. Of course, restaurants and boutiques are all around. The white-sand beach across La Croisette is usually crowded but remains one of the most famous throughout the French Riviera.

There is a quick access from an to A8 Motorway.
The regional center and seat of the department, Nice, is 30 minutes to the east. Here, the Nice train station is served by the high-speed TGV (the "Train Grande Vitesse," only five hours to Paris), and its international airport (Nice-Côte d'Azur) has daily flights from New York. Otherwise most international flight connections are made through Paris. With a car, you can range far and wide on day trips alone: Italy is only 1 hour away. Aix en Provence is 90 minutes distant.
