This 22m2 functional duplex apartment is located in a calm street of the Marais area between Rue de Bretagne and the Bd du Temple. This part of the building was formerly used as the caretaker's quarters.

Very close is the Centre Georges Pompidou, known as well as Beaubourg, a large cultural center famous for its architecture, the City Hall, the Seine River, the Louvre Museum, and the famous pedestrian Rue des Gravilliers, residential and comercial street with nice greengrocers, fishmonger’s, and restaurants. In this area one finds all sorts of shops, bars, and supermarkets.

This apartment is situated on the ground floor and first floor of an 1800’s walk-up building. The main entrance gate is protected by a security system and the apartment is facing the courtyard. The walls are white painted, there are beams on the ceilings and tiled floor almost everywhere, as well as shutters on one of the windows. The apartment was renovated in 2019.

The apartment is divided as follows: when you enter it is the 8m2 living room, followed by the open-kitchen, the separate toilet and the bathroom. On a first floor reachable by stairs is the 8m2 bedroom.

The living room has a French window and is decorated with a sofa, a dining table with chairs, a cable TV, a stereo and a telephone.

The bedroom has a window with curtains and is furnished with a double bed (140 wide), and a closet.

The open-kitchen is tiled and equipped with an electric oven, a small fridge, a sink, two electric burners, a coffee maker and a toaster.

The bathroom is tiled and has a window and is fitted with a shower, a washbasin surmounted by a mirror and a washing machine and dryer (combo).

Toilet is separate, tiled and has a small window.

The nearest metro station is Arts et Métiers (line 11).

This apartment is great in a lot of ways and not so great in others. First, the location is fantastic, I could not have asked for better. However, the apartment itself is sort of falling apart. It is not in the actual apartment building but is inside the courtyard in its' own little building (I'm guessing a converted carriage house or something).

The good part about this is you have a lot of privacy, the bad is that you are on the ground level and have more noise and smells. My biggest problems were the noise and air quality. There is a jewelry making shop that has a workshop in the same courtyard so when they are doing metalwork, the exhaust come straight into the apartment.

I consistently smelled sewage every time it rained, the drain is right outside, and there are some extremely inconsiderate and noisy children that run by and press their faces against the door every morning and night.

All said, I think this is a great place for a short stay, the landlord was excellent and the location is perfect, but I would never stay here long term again (I was there 4 months).

Thank you for your review Laura, I am delighted to hear you enjoyed the rental.

Regarding the apartment, indeed, the description on NYH quite clearly specifies that the apartment faces a courtyard, is on the ground floor and is about 20m˛ (like a studio in a "small house")

I'll also point out that the apartment is not a "converted carriage house"; it is an old caretaker's lodge converted into an apartment with the conveniences mentioned in the description.

The bathroom, the ground floor window, the heating and the floor on the ground floor are new (redone in 2013) and so is the furniture. The flooring in the upstairs bedroom is in excellent condition as are the cabinets.

Paint works are planned in the course of the year.

As for everything else, I am sorry you had to endure neighborhood nuisances. It is the 1st time in the 13 years I've been renting the apartment that I get such remarks and I've never had any complaint from my other renters from NYH or other agencies before.

However, I will speak to my neighbors and let them know so it doesn't occur again.

Regarding the smells, I think they were caused by a pipe blockage due to works. This situation is now settled. Usually, there aren't any smells.
