Warm, well-equipped apartment. Good bedding.
Subway station a 2-minute walk away: very convenient!
Could be improved: curtains that block the light better (darker or thicker) in the bedrooms to avoid being woken by daylight.
The stairs to the apartment (2nd floor, no elevator) are a bit strenuous to climb; wouldn't recommend to people with mobility problems.

We spent 11 days there in August, the apartment is very well located, 2 minutes from a subway station. It is large and spacious, ideal for a family of 6, the kitchen and washing machine facilities make it feel like home. We appreciated the warm and helpful contact of the owner, Paula. I recommend it.

Very functional apartment, spacious enough for 5. We had everything we needed.
Subway less than 3 minutes away. We were glad to be away from NY noise and hustle and bustle. There is a convenience store a 5-minute walk away. Restaurants and stores nearby.
The kitchen is well appointed, the bathroom is not very large but well organised, water is hot enough and the water pressure in the shower is good.
A very nice little pro when you are with 3 kids: there is a washing machine and a dryer.
The little terrace is welcome for smokers.
Friendly landlady

Very quiet apartment, easy to get to with the subway.
Nicely equipped and in keeping with the ad.

Just one snag: handling of the window overlooking the street to be adjusted

We loved this apartment. It was spacious and comfortable and the owner couldn't have done more to make us feel like this was our home for the week. They went out of their way to accommodate our arrival and departure making everything super easy. The location was fantastic - just a short walk (about 2 minutes) to the subway and on a really convenient subway line too - we travelled on the subway lots as it was so quick and easy. There are grocery stores just a few blocks away and we found everything we needed (the C'Town on St Nicholas Avenue at W161st Street was great). The kitchen was well equipped, the ice-maker in the freezer very much appreciated, the couch was perfect for lounging, the beds were comfortable (the sofa bed in the second bedroom was ideal for our children) and there was plenty of storage. Staying in this residential neighbourhood, we felt like native New Yorkers and that made our whole experience of the city even more special.

This is a nice apartment with good value. A bed, rather than a sofa bed, would be appreciated in the second bedroom, but all the same it is comfortable. Paula is very welcoming and nice. The apartment is a bit far from Manhattan's attractions, but as it is located next to subways, it doesn't matter so much. We enjoyed our stay.

Answer by: Accommodation Owner
Nov 01 2018

Nadine, thank you for your good ratings and review. I'm glad you found your stay welcoming. Since space is at a premium in Manhattan, it is not uncommon to have furnishings perform double duty. The second bedroom has a sofa bed and desk so it can serve as an office if needed, which is useful to guests who need to work while visiting New York City and prefer that as an option. You do need the subway to get to Midtown Manhattan, but as you noted, the station is very close (one block away) and the trains can take you to Times Square in 20-25 minutes. I'm glad you had a good stay!

Thank you, Armel, for your stay and your favorable comments. I'm glad you found the apartment to be of good value. I'm not sure which bed you would like to see improved, as your party of six used multiple beds in the apartment and there was no mention to me of any discomfort. I noticed someone may have had difficulty in closing one of the sofa beds, which was left in an open but skewed position. To close it, it has to be aligned properly by pushing back the front panel at the center of the sofa, rather than from the side. So no worries, it's not broken.

First of all, I would like to say that Paula is generous, cheerful, pleasant, very accommodating and absolutely adorable. The apartment is spacious, well equipped and very functional. It is ideally located next to a subway station, so that you can easily reach Manhattan. The neighborhood is really safe, we felt secure. Negative point: the place was not clean enough (dust on the furnishings and in the corners), but this detail won't prevent us from coming back for a future stay.

The landlady is very nice and welcoming, very flexible. This is a spacious and well-equipped apartment, located in a very pleasant area, close to subway and grocery stores. We will surely come back and recommend this apartment to our friends. The only negative point: tenants have to clean the apartment when they left (obviously there is no cleaning lady). The apartment is not dirty but it was not clean either (there was dust on the furnishings and under the bed).

Answer by: Accommodation Owner
Nov 24 2015

Thanks, Lydie. I appreciate your personal endorsement of the apartment as one you would return to and recommend to your friends. Please come visit again. Guests who tidy up the apartment before they leave help create a faster turn around time for other guests who may be arriving that same day before a more detailed cleaning of the apartment takes place. And if you're staying in someone's home, it's a thoughtful thing to do.

Apartment very well located (quiet street, close to the subway), spacious, well appointed and well equipped. Cons: general cleanliness. The accommodation must be thoroughly cleaned (lots of dust on and under the furnitures, 'filth' along baseboards, floor needs to be washed). Shortening the curtains would avoid them touching the ground and make them easier to handle. A working vacuum cleaner is needed in the apartment.

Answer by: Accommodation Owner
Oct 28 2015

I'm glad you liked the location and furnishings of the apartment. Guests are allowed to use the Dyson canister vacuuum cleaner, kept in the laundry room for tenant access. It has three interchangeable heads - for rugs, bare floors and upholstery. However, the rug head apparatus will not work when it's clogged with hair, which seems to have been the case when I examined it. Regretably, someone had not cleaned it after using it. Also regrettable is that the apartment's exterior wood deck was repeatedly hit with a heavy object, resulting in several broken wood deck tiles that I had to have repaired at my own expense.
The apartment is cleaned prior to, but not necessarily the day of, guest arrival. It seems that perhaps the combination of the interior skylights and large French casement windows exposes the apartment interior to lots of light, air and sometimes dust. An interior designer determined the height, position and length of the linen drapes (not curtains), intentionally puddling them on the floor to create luxury window treatments.

The apartment was comfortable for the 4 of us. They should be more careful with sheets and towels because the ones we got were not ironed and too old (for the price we paid). The apartment is located closer to the Bronx than to Manhattan, which made it harder to visit all the tourist sites

Answer by: Accommodation Owner
Jul 20 2015

Thank you Elba for choosing my apartment.

Sometimes our expectations of the unknown may play a large role in our final impression and satisfaction. Ironically, the apartment's Northern Manhattan location relative to mid-Manhattan makes it less expensive. Given its size and finishings, you probably saved about $1,000 or more on your accommodations for your stay. Also it's just one block from the subway and only 15 to 20 minutes to mid-town Manhattan. Please note that in my rental unit you will find the pillow cases and top hems of top sheets ironed, although ironed sheets are not expected and not a requirement of the rental agreement. The apartment also has a fully furnished linen closet with a variety of sheets and towels at guests' disposal.

My practice is to call guests within 48 hours of their arrival to find out whether they have any questions or requests, which is an excellent time for guests to mention anything on their minds they'd like to have addressed.

Best regards,
Paula

We stayed at this property for 4 days in May. We found the set up of the apartment ideal for our needs. We travelled with another family and they too found accommodations in the same building. We are a family of 6 adults and we had plenty of room. This was great for evening get-togethers and travelling to and from the city. The apartment was only one block from the subway, although it was a 30 minute ride into the downtown. The area was very safe and we were comfortable walking around at night. It was nice to see another part of New York city too. The apartment was very clean and Paula was very helpful. I highly recommend these accommodations.

I do the dusting before the guests arrive but sometimes it still builds up. My street is one of the best parking streets in northern Manhattan because you don't have large apartment buildings on the block.

Still, parking in Manhattan is always on a first-come first-serve basis. I hope that you still enjoyed your stay.

It is equipped with mosquito nets, air conditioning, tv, free wifi, phone. Two steps from the subway station, in a very quiet, peaceful neighborhood.

The hostess is an exceptional person, very kind, very attentive to her guests' needs, meticulous and punctual, always available. We had everything we could need at our disposal, for cleaning too: detergents, cleaning agents etc...

Even the washing powder for the washing machine was renewed immediately after it was only just finished... We'll definitely go back!!!

I stayed in this apartment for 12 days with my 3 children. Its layout enabled us to have our own space each and everyone felt very comfortable in it.

A little snag regarding the noise: the sitting room where I was sleeping was a bit noisy (comings and goings in the street or building site on the nearby avenue?)

Thanks for the comment. Please know that the apartment is cleaned before guests arrive. I also air out the apartment by opening windows before guests arrive to keep it fresh, which may allow dust from a nearby construction site to enter.

In New York City, there is often new construction a short distance away.

Answer by: Accommodation Owner
May 08 2013

Hi Christine, thank you for your review. In NYC, particularly Manhattan, space is limited and at a premium. Quite often the solution is to use furnishings that have multiple uses. In this instance, the master bedroom has a queen size bed, and there are sofa beds in other rooms.

All of this, I'm sure, is clearly indicated in the contract, which states what the apartment provides. In this way, the apartment was able to provide full accommodations for the guests.

Please be assured that each apartment is cleaned before new guests arrive, although it may be challenging to air out the apartments while keeping out NYC dust if there's nearby construction in progress.

The apartment's location is very good (near public transport, very quiet). The owner is very friendly, helpful, responsive, uncomplicated. We had a very nice time in NY, and the accommodation was an important part of this.

On the downside I dare to mention a few spots which might have been cleaner (in the corners, kitchen esp. drawers) and a somewhat motley and incomplete kitchen equipment. (By the way, the number of sleeping and of dining opportunities should correspond, shouldn't it? It does not; luckily we were just four)

Otherwise, the equipment was complete and ok.

Thank you Andreas,

We relayed your concern to the owner who clarified that her apartment can accommodate a total of 6 guests and indeed her dining table has 4 seats. She noted, however, that 2 other chairs may be pulled in from the other room in order for all 6 guests to be able to use the dining table.

The owner also mentioned that her silverware set is for 12 people.

We thoroughly enjoyed our stay in this apartment! It is BEAUTIFUL and equipped with everything you could possibly need (with exception of a DVD player, but that wasn't really a need).
There is free parking on the street which we needed, although we used the transit system for all our travels in NYC. The subway station is just around the corner...not even a two minute walk.

The apartment is located in upper Manhatten though, so the subway ride is probably 10-20 minutes to wherever you were going, but it wasn't bad at all. The small hill and stairs were tough at the end of a long day, but once we arrived in the apartment itself, it was extremely comfortable.

The owner was friendly and helpful. We had a little trouble coordinating the handoff of keys, but overall we would rate this rental and vacation as EXCELLENT!!! Thanks to our host!!!!

This vacation rental is ideal for a couple and a child. We had 3 grown children with us and they all slept in the sitting room. But the pleasure of being in NYC overrode this little drawback.

The apartment is very well served by the subway (15 to 20 minutes away from Times Square) and buses (for the pleasure to wander around).

A little effort on the bed linens would be appreciated. The owner is very friendly and attentive.

In apt. 3, besides the queen-size bed in the master bedroom, guests have the option of placing a queen-size off-the-floor air mattress or fold-out cots in the 2nd bedroom/office area, or in the living room. In addition, the living room sofa converts to a twin bed as well.

The linen closet has a good supply of several twin and queen size sheet sets, towels and wash cloths, as well as blankets and pillows. Comforters are available in closets or storage areas in the apartment.

I generally offer and explain these options to the guests upon their arrival.

We thank you very much for your punctual and precise organization. We are looking forward to going back to NYC in the near future as we remained really amazed by both the people and the town.

The apartment was perfect: larger than we expected, clear, comfortable, clean and furnished with taste. The owner was very kind and helpful.

Everything was quite well organized, and your office in New York very open to our enquiries and questions. Thank also for having someone who can speak French which helped us a lot.

The apartment was fine. In spite of its location (north Harlem) it was easy to access to it and the environment was fine. The bad reputation of Harlem is completely obsolete!

We were welcomed by the owner and she was really open and very kind with us. The apartment was perfect, clean, and sunny. We had everything we needed.

All in all, it was quite an enjoyable experience for me to welcome a family to my house and I believe it was enjoyable for the guests as well.

I had prepared a folder for the guests with instructions on how things worked and how to use the appliances and AV equipment. I spent about three hours with them when they arrived and called back that night to check on them. They were fine.

I think my guests from Austria may have been a little nervous when they arrived at my house after taking a taxi from the airport. Mrs. K. mentioned that the taxi driver said he had never taken foreign visitors arriving at JFK Airport directly to Harlem to stay and he may have inquired about their safety. But I was able to help them overcome their hesitation by taking them around to see the neighborhood - the subway station where each member of the family got a subway map, a baker/breakfast place with outdoor seating, a large local grocery store. Once this was straightened out, everything was ok.

They were able to do a lot of sight seeing and they left my place in good condition.

I'm looking forward to receiving my next visitor!
