This fully furnished studio is located in Morningside Heights, part of Uptown Manhattan, on the top floor of a 3-story walk-up brownstone. The owners reside on the first lower floors of the building while this floor has been converted into two studios from four pre-existing rooms. The main entrance and the stairways are therefore shared with the owners and the other studio tenant. There is a common area on the parlor level in which tenants are welcome to sit.

Hardwood floors, decorative fireplaces and cathedral windows are elements that add immediate character to this brownstone! The window of the studio's main room faces north and overlooks the street, and has both blinds as well as curtains to protect your privacy. The room is furnished with a queen-sized bed for your comfort, air conditioning to cope with the hot summers, and a closet to organize your belongings. The cheerful separate kitchen has the basic amenities to for eating in, such as a coffee maker, a stove, two electric hot plates and a toaster oven. The apartment also has a WiFi Internet connection.

Please note that the steps in this building are a bit steep.

Located at West 122nd Street and Adam Clayton Powell Jr Blvd, amidst the historic landscape of Harlem, Morningside Heights has undergone a significant renaissance that transcends time of a forgone era. The classic brownstones and historic buildings of Harlem add an elegant flare to the local scenery that is iconic of the legacy and tradition that Harlem affords to visitors and residents alike. 125th Street (0.3 miles / 400m away), now is a commercial haven of Credit-A tenants, such as Best Buy, Target, and Starbucks and was even afforded the honor of former U.S. president Bill Clinton’s New York Office. Here you will also find the famous Apollo Theater, and the Studio Museum, presenting the work of African-Americans artists of the 19th and 20th centuries.

The area also offers a variety of dining options. Head to Sylvia's, Red Rooster or Amy Ruth's for the best soul food in town; try Chez Lucienne for a Parisian escape; or grab a delicious cupcake at Tonnie's Minis (all located within 0.5 mile / 750m away).

For transportation, the 125 Street / Lenox Avenue and 125 Street / Saint Nicholas Avenue stations will give you access to the A/B/C/D and 2/3 trains, which will take you to downtown Manhattan through the West Side or uptown towards the Bronx.

Please note that the owner also lives in this brownstone, and their dog and cat have access to the common areas of the building (entry and stairs). The animals are not allowed in the studio apartment, but this apartment may not suitable for clients with animal allergies.

The landlady is really kind, cheerful, and helpful! At our arrival we found some delicious muffins, which made us feel at home.
The apartment is in excellent conditions, very clean and quiet, with a quiet comfortable bed.
The train station was very close and the neighborhood was greatly serviced.
Highly recommended!

I would definitely recommend this place to my friends. We are very happy with the services provided which are totally in keeping with the description. The landlady is very kind and accommodating. She is always there to provide you with information or interesting places. In short, we enjoyed staying in this perfectly acceptable apartment but we also had the chance to meet a very interesting woman. The only issue we had was that we had a hard time to get in touch by email with the landlady before we arrived. But we worked it out by sending her text messages.

Very nicely welcomed by the landlady. A charming woman. This old house is tastefully decorated. The only drawback: even though the street is quiet, I had trouble to sleep peacefully because air conditioning was too noisy.

I don't have any complain about the landlord, he is kind and welcoming. He helped us in everything we needed. Regarding the bedroom, it is spacious and the bed is very comfortable. The building is close to everything.
In the beginning we felt it was quite different to an European house, but you get used to it in a few days and feel well at home.

Cynthia, the landlady, was very agreeable and welcoming. We communicated by email a few days before our arrival. This charming apartment has traditional furnishings and very good bedding. Typical Harlem townhouse, 5 to 10 minutes from 125th street subway station, where you will find a direct line for Times Square, Penn Station... so it is convenient to reach Downtown. Central Park is two stops away and you can walk there in about 20 to 25 minutes. Harlem is a safe and nice area to live in.

This is a typical Harlem apartment, we really felt far from home and decoration is splendid. Subway station is not very far. Harlem is one of the neighborhoods we enjoyed the most.

The landlady welcomed us very nicely, she paid attention to our requests such as keeping our luggage until late in the evening on our departure day. The apartment is very well located and the neighborhood is really quiet. We felt secure. This flat is great, I think it is usually quiet (it is the case at night) but there was some noise in the morning during the week upon waking because of the construction site just in front of the apartment. Bedding was very comfortable, we slept really well.

It's a quiet place and a historical house. Large luggage can be a problem due to the narrow staircase. The room is spacious, the bathroom is small and basic. The kitchenette is tiny. The apartment requires some maintenance (bathtub, floor, upholstery, doors, wiring). I would change the dishware, clean the appliances (the toaster was dirty with old food), rearrange the electrical wiring, and, I would certainly remove the curtains from the window. The rest was ok, except for the constant smell of kitchen all over the apartment. Also, we would have appreciated having more contact with the landlady. When we left we had call her to say bye. Yet, she was nice and helpful and she let us leave our bags for a few hours after we checked out. I am not sure I would rent it again.

We did enjoy having you as guests, although there was something of a language barrier--my apologies! I'll have to brush up on my Italian!

I am terribly sorry the cleaning person did not clean the toaster! It was not food, per se, I'm sure, but bread crumbs which certainly should NOT have been there! As we've said often before, this is an old house. I am not sure why one would remove the curtains from the windows, however--but if you'd preferred us to do that we would have happily done so. Guests in the past have wanted the studio darkened in morning light--so we have compromised with lace curtains and darker brocade drapes that can be pulled to conceal the light. The stairs are typical of a NYC brownstone, but yes, they really are not made for a lot of heavy luggage. In fact, we are always happy when we see guests who travel compactly! Nonetheless, when at all possible, we will get someone to help with the luggage.

As for size, this is of course a studio apartment. The kitchen area is actually larger than many studio kitchens--and far better equipped. Also, the wiring is indeed up to date, and there are several outlets, so electricity should not be a problem. It is not recommended that one do a great deal of cooking in any studio apartment or, yes, you will have the smell of cooking throughout. Again, not only is this typical of any studio apartment--but, if one were allowed to cook in a hotel suite--even the more expensive ones--the same would be true. But here you pay far less than you would pay in a hotel. The floors here and most of the doors are original (circa 1880's), and while they may be worn they are well-finished and maintained. As for dishware--I think it is more than adequate, and quite nice, in fact. We do keep the apartments impeccably clean--our cleaning person does the floors by hand.

It seems, however, you would prefer something more modern, which we certainly respect.

This apartment is pleasant on the whole and met our needs (we were out most of the day so we only needed it to sleep and eat breakfast, and sometimes for dinner). It is located on the top floor of a typical Harlem building, so you'd better be comfortable with stairs! Decoration is outdated but it is a sentimental value for the owners, which is charming. The apartment is well-equipped which is very convenient. The only hiccup is the bathroom: tiny room, the door does not lock, not enough light... The street is not much frequented, so it is quiet. The apartment overlook s an associative garden just across the street. Harlem is worth the detour, we were glad to stay in this neighborhood and to visit it over and over again. We recommend this apartment, which is a very good value for money.

Hello Caroline! We were so pleased to have you stay here! And, yes, our "boutique" apartments are indeed a good value for the money--we agree;-)!! We try to keep it that way, even though many in NYC have raised prices higher than the rooftops, just because they can! We want to offer our guests the most we can for a very affordable price, so they can really enjoy the Big Apple!
We did double check the lighting in the bathroom,there's nothing wrong --there are two sets of lights--maybe you missed the ones above the bathroom sink? The other is fluorescent --and should be bright enough--but did check to make sure! We encourage our guests to let us know if there is anything at all amiss--for we will surely make amends immediately as best we can! As for decor, yes, it's in keeping with the Victorian era of the architecture, which we and many who appreciate the original "Harlem brownstone" details love--but our home is anything but contemporary in design/decor;-)!
The bathroom is totally private, a room within the apartment itself, and thus does not have a separate lock.
No one else will ever use that bathroom but the residents of the studio apartment. It is not large--on the other hand, it's bigger than many NYC restaurant restrooms!! And it is fully equipped(and exquisitely clean) with tub, shower, sink, commode, hairdryer, complimentary toiletries, etc.

I want to say that we very much enjoyed hosting you and your friend; you were indeed gracious, respectful guests. My apologies if the apartment description does not clarify that it is "within" our home, so to speak. New York and specifically Harlem brownstones which still retain original detail and structure were originally used as single family homes. Most were later converted into multi-unit dwellings. Some which were badly deteriorated were "gutted" and made completely into three or four-plus unit buildings, with separate outdoor entrances to the apartments. Others,like ours, retain much more a Bed & Breakfast feel, because there is one main, original entrance, and a central (original) staircase which passes through the building, consequently passing rooms on the third floor which are part of the three floors our family occupies (some of which we also use for organizational meetings and work area, as we run a non-profit organization).

The rule about guests not staying after 9pm has come about only because there have been a few guests recently who have surreptitiously brought additional guests in to sleep. Doing so really is unethical, because in essence those additional guests are getting free lodging at our expense. Truthfully, if a traveler were in dire straits and had no place to stay for an evening, we might offer some flexibility in this regard. But our guests need to understand that each additional guest is an extra expense for us--and bringing them in to sleep and/or use the facilities is thus not allowed. Some guest houses do not allow lodgers to have guests at all. We do have some flexibility, but we do not want to encourage partying, etc., in the studio apartments, since in our view our building is not suited for that.
At the same time, in such cases where parents are visiting their grown children or other friends or relatives who live in New York, we do allow some flexibility with their having them over to visit. Overnight stays are not allowed, however, except for one or possibly two persons, in which case there is an extra fee.

Nonetheless, thank you for being the gracious guests you were--I hope you enjoyed/are enjoying the rest of your sojourn in the U.S. and that your travels are treating you well!

We really enjoyed our stay in this apartment. This spacious unit is located in an old Harlem building. It was a home away from home.

Everything is very tidy, the landlady obviously care about providing a pleasant living space.

The landlady is a charming woman who lives in the same building. She provided us with many information about the neighborhood, shops, restaurants and transportation.

I would recommend this apartment to those who enjoy living like a local instead of in a hotel, and because it is a very good value for money and the landlady welcomed us warmly.

The only drawback would be soundproofing. When it is noisy outside, you can almost hear it as if you were just next to it. Luckily, the area is generally very quiet, so except from the police siren in the distance or car alarms, we were not disturbed.

If I had to come back to New York, in Harlem, I think I would ask to stay in this apartment again.

Thank you! We appreciate your remarks! We've had a few tremendous messes and "meltdowns" with microwave cooking by folks who used them improperly, so a few years ago we got rid of microwaves altogether and we're not likely to get them again. We understand, though, that if you want a fast meal, a microwave is handy. We ourselves are more into "slow food."!;-)
I've checked the appliance to see about the heating time, and it seems to be working very well actually. The large burner, which is higher voltage than the smaller burner, does heat faster--very fast, in fact. If you're not watching, things will burn!

We loved the apartment, it was very comfortable, nice and clean. And the hostess was very friendly. At the beginning, I was a little concerned about the neighborhood, but we went walking two nights in a row and everything was quiet, the distance didn't bother us since we encountered more diversity in NY and reached Central Park north by walking just a couple of blocks.

Apartment located a 15-minute walk from the subway (4 stops from Times Square). Kind, obliging hostess, helpful when you need.

Regarding the apartment, we found it too 'personalized' in terms of decoration (too many family photos etc...) but well, it's a detail and more a question of taste.

On the other hand, it would be good to specify it's more a guestroom than an apartment. Even if there's all the equipment of an apartment (small kitchen and bathroom), it the hostess's home and not a "building" with several apartment.

Right, it's not really a problem, but still, it's better to know it before.

We were happy to host you, Ilona, and your friend, and found you to be lovely, respectful guests. Understandably, you are not familiar with studio apartments in New York City brownstones, for, with the exception of those homes which have been gutted and made into condos or 1 and 2 bedroom multiple dwellings, the studio apartments remain part of the larger home in that they share a common stairwell, but possess their own entrance, kitchen and bath.

As for the photos, the studio Ilona stayed in is named in memory of my mother, Josie V.N; the photos are representative of her outstanding life, and so the apt is perhaps more like a B&B in that respect. We don't call it a B&B because, while we offer complimentary coffee, teas and muffins, we do not serve breakfast.

A "room" in a home would not have a private kitchen and bath; thus it would be inaccurate to label the studio apartment as such. The hotels are less personal but more expensive and you wouldn't have had all the amenities and attention that you received here.

We enjoyed our stay in this apartment very much. We flew from Sydney, Dallas to New York and were held up in Dallas, then luggage was late arriving in New York. I was able to phone our hostess and she was waiting for us.

Our apartment was charming as was our hostess. We would have preferred not to have two flights of stairs. The people around were very polite and helpful -we felt very comfortable.

This was our second stay in this lovely little apartment. We are just as pleased as we were after the first time we stayed there. Cynthia is a very friendly and caring landlady - we felt as though we were guests in the house.

The situation of the apartment is perfect, close to express subway, excellent foodstore, wine store and many fantastic restaurants (for example - Marcus Samuelsson's Red Rooster is only three blocks away).

The stairs to the 2nd floor are unusually steep and people who have knee and hip problems are only left in greater pain.

We were glad that we could accommodate Klaus and his wife. We were happy to help them with the telephone, their shuttle reservations, and to call a car to transport them when necessary.

Although the guests were aware from the apartment description that this is not an elevator building, they apparently hadn't counted on the stairs being a problem for them. The stairs are no more steep than they've ever been, our guest had had double hip surgeries and knee problems. She was also a smoker, which required that she leave the apartment whenever she needed to smoke.

After one night they decided the stairs we too much for her, so, after much consideration--because it was clear a hotel equal to the quality of our accommodation would have been a
financial challenge, we offered to completely rearrange our first floor (which has a sitting room, bedroom, large eat-in kitchen and back yard) so they could be comfortable. This is not a space we normally rent, and it did cause us an inconvenience, but we did not want our guests to be disappointed.

However, after all that, I am myself surprised with the very low ratings they gave our accommodation. Perhaps they rated our historic, landmark Harlem brownstone a "2" because of the stairs situation? As for "amenities, condition, and comfort" I doubt they could have found more amenities or greater comfort (other than elevators) in a five-star hotel.

That said, they were a lovely couple and we hope they enjoyed their tour of the Big Apple!"

All the charm of renovated historic Brownstones! An 'authentic' apartment. Excellent value for money, very good Harlem location; the whole of Manhattan can be easily reached thanks to the two subway stations on 116th and 125th streets, 8th Avenue, and there are all the shopping facilities you need for your stay (foodstore, baker's, supermarket, cafés).

Very comfortable, spotless accommodation! The hostess was absolutely lovely with us! Plenty of little attentions (like the muffins, which were delicious!), always available if we needed anything.

On top of that, the apartment was very well located (close to the subway, to the bus and to Central Park, right in the heart of Harlem not far from the famous jazz club where Billie Holiday started singing and from numerous chapels where you can attend gospel services.)

We had a wonderful week! Thanks again!! and I hope we will have the opportunity to come back as soon as possible!

Access to the apartment was not independent. Bedroom: bed was ok, but there were no proper curtain at the window ( too much light early in the morning ), no Tv in the room, nice decoration, the kitchen and the bathroom were very small... only one towel per person. Heating stove.

The owner is a very nice and helpful person! Very old and noisy stairs to reach the apartment. The district seems to be not so quite actually... better to catch a taxi to come back in the evening.

Thank you for your comments! Roberto and his partner were lovely, quiet guests. As is the case with all historic, landmark Brownstones in Harlem (unlike those which have been gutted and altered), there is one primary entrance to the building--but it should be understood that the studio apartment itself is on the 4th floor and guests use the main, original wooden staircase to get there.

However, the studio itself is self-enclosed. As is the case with most boutique apartments in NYC, the kitchen and bathroom are not huge, but contain all amenities. This particular apartment has lovely, original details.

As for towels--there is a trunk FULL of towels for guests' use! I am sorry Roberto and his partner did not check it. Guests are always free to use whatever is in the studio. There are both curtains and working blinds on the expansive cathedral window--but we will see if there is another way to make the mornings darker!! I should note that most guests tell us the bed is wonderfully comfortable, and the sheets--600 count, luxurious, wrinkle-free--are out of this world!

As for the quietness/loudness of the area--for NYC this is one of the more quiet residential areas. There is of course always the occasional motor bike, drunk, fire truck or police siren--but other than that this is about as quiet as you will find NYC!

Guests should know that these "boutique apartments" are far more like B&B units than 1 or two bedroom apartments. They have, however, the added convenience of private bath and small kitchen. Also know that we, the proprietors, are always available to answer whatever your need might be. Our primary concern is your comfort!

We stayed 1 week in this apartment. Everything was ok, the owner and her husband were very nice with us. Very nice location, people of Harlem are very kind! It was a very quiet and comfortable house, nothing missing, and very good muffins! Also, subway is at about 5 minutes walking. Dunkin' Donuts is behind the corner!

Maybe you can put covering curtains to make the bedroom a little more dark in the night and repair the window that don't close well.

We loved having Paola and her husband, Alesandro! We all sat out the Hurricane together -- with their beautiful wine, my cooking, and neighborhood friends!

We have blinds as well as curtains which are very thick, though they are lace curtains. I know the window closes but it is usually kept open to have a crack of fresh air -- perhaps they thought it didn't close! Sorry for the misunderstanding!

This was the ideal home away from home for us during our stay in New York. It was a gorgeous brownstone with plenty of character with a cosy and comfortable room and friendly, helpful hosts.

We thoroughly enjoyed having Giuseppe as a guest. In fact, we have had a summer full of delightful guests brought to us via New York Habitat; Giuseppe was surely no exception!

That being said, I must mention we do tell all our guests, in writing and orally, more than once during their stay, to let us know if there is anything at all we can do to make them more comfortable.
Indeed, the window in the apartment is quite easy to open--there are no latches to turn or switches to switch.

However, we do have an easily removeable exhaust tube from a floor model air conditioner installed in that window.

While most of our other guests who preferred no A/C have not found that a challenge, I am so sorry Giuseppe did not mention to us that he would have liked to have the window open. In the future, we will surely remember to tell guests that opening the window is their option, if they prefer that to A/C.

A very,very sweet, gracious couple--but-- they took the keys with them, by mistake!!! When we realized it, we immediately emailed them & as soon as they landed they emailed back saying they will send asap.

We have an easy (maybe too) rule about the keys: leave them in the apt or in the office, as we're not always here when they leave. We allowed them a little extra time in the apt as the next guests were not coming til late evening.

But, we'll be more watchful from now on!
But--a totally lovely couple! We all make mistakes!

Warm welcome in a historical family home. The apartment was fit for purpose to our use, very clean and welcoming, in a quiet neighborhood. We always felt safe in Harlem, it's an area of NY full of charm. Easy access to supermarkets and restaurants. Full of jazz bars. The subway is a 5 minute walking.

We particularly appreciated the muffins Cindy offered us at our arrival. The only low note, we had some problems with air conditioning and it was very hot at times but our host did her best to help. I'm sure by now it has been solved.

Pro: Easy walk to diverse public transportation, located a short walk from a major (express) subway station and several bus lines, including a bus direct to La Guardia Airport. Cynthia (owner) is very friendly and accommodating. Furnishings are modest but comfortable, and an excellent value for the modest rental rate.

For improvement: The plumbing - e.g. hot and cold faucets are reversed, drain in the tub very slow. (Minor issues, though; everything worked.) The kitchen is very basic, but again adequate.

A vacation rental with charm. Everything is very personal, from the apartment equipment to the contact with the owner and the neighbors. Although the kitchen is not really set up for cooking, you can still prepare little things.

It is an accommodation where you feel very good, you can sit in the garden and talk with the people from the neighborhood. The owner gives very good tips on Harlem, like the jazz club round the corner.

The area is great (for Harlem), very quiet and safe, with good shopping and nightlife, and is also very well connected with subway (express trains on 125th street, too). We'd come back anytime!

The apartment and the building were in excellent condition, nearly all new! The owner was kind and welcoming. Very attentive to every detail, she even gave us leaflets with instructions and recommendations of places to go!!! Although it is located a bit far from the tourist spots, the subway is only 2 blocks away.

The area is Spanish Harlem and we didn't have any problem. The area is safe. Would definitely go back!!!

We only stayed for a couple of days. Altough it is far from the tourist attractions, there is a subway station very close by and you can easily go anywhere. The area seems to be safe. There is a police station around the block. The owner was very nice and we had no problems at all.

Everything was working and clean. The room is spacious and has lots of light, located in the second floor up the stairs. The building is quite old. There is wifi.

Pros: the apartment is very well situated: for transportation, express and local lines are only 3 blocks away which is very convenient, and it's not an insecure area. The hosts are very nice, discrete, great! It was like visiting family.
