Apartment is well-located and in a typical New York house with character. Very large living room opened on the kitchen, a very big bedroom and 2 other spacious bedrooms.
Carolyn, the landlady, is lovely and very welcoming, she gives sound advice. I recommend this apartment.

Only one bathroom... But we knew it. We just needed to get organized as we were a group of 6.
One of the mattress of the master bedroom was far too soft and most importantly, definitely worn out. Despite it was a king-size bed, it was uncomfortable.
Finally, heating is adjusted to landlady's apartment's clock. So it's not as hot as you could wish. Even if the landlady is generally available, asking her every time is embarrassing.
Other than that, the apartment is very stylish and comfortable. The landlady is very pleasant and provide very good recommendations for sightseeing.
On the whole, nice rental.

One of the first things I asked you was to tell me about the heat since I am 2 and 3 floors below your apartment and have no way of judging its warmth. I do not "keep tabs" on your comings/goings nor can I anticipate when you will be in for the whole day. So, to be comfortable, you have to tell me, particularly if you come from a place with a different climate and the weather here is in an erratic seasonal temperature flux.

I am sorry you did not find the king mattress comfortable, or firm enough for your taste. The down probably had to be redistributed and fluffed but our holiday season was busier than usual and the housekeeper probably did not have had time to include that task. "Comfort" is unique to one's personal taste; and most people do not sleep on down. You are the first to express that it feels "worn out". we will assess its condition as asap. Thank you

The 6 of us (3 couples) stayed in this apartment and had a very good stay in New York City. Caroline and her son gave us very useful information when we arrived and were always available to answer our questions. The apartment is also very well located, a 5-minute walk from the subway which would take us in Downtown Manhattan in 20 minutes. We really appreciated this very quiet street and the comfort of the apartment.

We enjoyed this vacation rental. This charming old apartment is modern, comfortable and functional. It is located in a quiet and safe neighborhood, and you can access Manhattan quickly and very easily. The subway station at 155th on the C line is a 3-minute walk, from there you can reach Time Square directly in 20 minutes. Carolyn and her son Alyasha welcomed us very nicely and were available and thoughtful. Great stay, nice hosts, beautiful apartment, what else could you ask for during your first trip in New York City?

We experienced a very comfortable 2 weeks in our rented apartment - we did feel like we were at home. All amenities functioned well - though because of the high winds at night in Hamilton Heights an inappropriately installed vent in the skylight in the bathroom did bang incessantly. This did prove a little difficult regarding sleeping some nights. Also, the lounge furniture, though stylish in appearance was not particularly comfortable - especially for 5 people. Side note: there was quite a lot of dust under the beds and on top of the main bedhead on arrival. This is by no means a criticism of the owner, as we understand her limited mobility issues - but the cleaner could have been a little more thorough.

It is always a pleasure to hear that people felt so at-home in the apartment. You mentioned it to me several times after a day of sight-seeing New York during one of the coldest weather periods we have had in decades. You were completely undaunted. I pointed out the unfortunate positioning of the louvered vent in the bathroom so it would not alarm you, but I failed to mention it was installed a decade before the wind patterns over the New York area shifted (only in the last few years) because of global warming. Compounded with this being an El Nino year, 40 MPH winds over Manhattan are presently not uncommon. Several huge construction cranes recently toppled or broke apart in 30 MPH winds. I am sorry that you chose to say nothing about the dust under the beds and on the king headboard. Although I dearly appreciate your thoughtfulness regarding my mobility, my simple call to the housekeeper could have resolved the dust issues at your earliest convenience. This was one of the rare times I did not go through the flat after cleaning or I would have seen it and had it removed.
I am sorry that you did not find the lounge furniture comfortable. This is the first time someone has mentioned this to me. Unfortunately this is a matter of personal taste.
I always encourage guests to tell me of problems when they are seen so they can be resolved and not live on until check-out or forever after in a review.

We would like to say that everything was perfect for us. The landlady was very nice, pleasant and discreet. She responded to all our requests without hesitation. Many thanks to Mrs Carolyn. As we have to be impartial, we would like to point out that you can hear the planes from 6 am and that the apartment is located in an old building (with all its defects which could also be very charming).

Thank you for your positive comments and I am happy that that all of you were enthusiastic about the accommodations. Yes, I can understand that the sound of any air traffic would be prominent for you especially since the closest airport to your village is 40 miles away. As I had mentioned, the LaGuardia flight paths and altitudes change with weather conditions and migrating bird seasons and you caught it just when all the take-offs were low which doesn't happen too often. We make a point of stating the age of the house in our advertising particularly for those who live in post-war houses and apartments and that it has been restored.. We look forward to welcoming you again year after next!

Dear Thea:

It was a pleasure to host and you family and we were delighted to know the apartment met your expectations and needs. It is definitely a place that is large enough to afford privacy to each of three teen-aged travelers and still maintain a good comfort level for the parents, something we often hear from guests these days as a definite ?plus?.

Perfect location, half a block from the subway. We stayed at the third floor, we had our children with us which made It a little bit more complicated to go up and down with the suitcases, strollers, etc although we already knew there was no elevator in the building. The price was good for what we got, the owner was very friendly, we barely stayed in the apartment because we were out all the time. The only obstacle was that it smelled like gas in the main room and the smell got stronger when we took a hot shower. The service of New York Habitat was very efficient, we didn't have to pay anything that we weren't aware of, and we will contact them again when we have the opportunity. Thank you very much! Evelyn

Answer by: Accommodation Owner
Aug 29 2014

Dear Evelyn, I am pleased that you enjoyed the apartment and the location was to your liking. I wish you had told me about the smell while you were here so I could have addressed the issue immediately. A gas leak is something that should be addressed at the moment it is detected and, since I live in the house and saw you or your husband in passing almost every day, it would have been quite easy to let me know. There has been one or two other occasions when someone caught a "gas-like smell" in the past and we have had the apartment - and the entire house - checked out by a licensed plumber. We have been assured that, whatever this odor is, it is definitely not gas, since it is intermittent, not constant and definitely not dangerous. It is coming from somewhere outside of the house and, according to the plumber, it might be from the exhausts for the internal sewer lines that every house in the neighborhood has - 19th century technology which not every owner has modernized. Next time, please let me know as soon as something occurs so I can deal with it immediately, especially since you have very young children. Thanks for the review and I hope you come again.

Hello Martin:

Thank you for your positive comments on the apartment and the house. Perhaps it is simply a cultural difference, but I am sorry you took umbrage with my noting that our personal quarters are available for guests to peruse primarily by invitation or request, especially when they are being used overnight by our family and friends.

Also, I realize my insistence on you and your friends should not go onto to the roofs unless it was needed as an emergency egress might have been misunderstood. It is an insurance and hazard issue, not a personal issue.

We were 5 people staying at this vacation rental for 1 week (adults and teenagers). The accommodation is perfectly suited to everyone's needs, matches the photos and is spacious.

Very friendly hostess, knows how to meet her guests' needs; she gave us a NY map and explained everything for shopping (food...) and sightseeing. Subway station close by, allows for quick access to all locations in the city.

Only downside, the noisy ventilations...

I recommend this vacation rental, we had an excellent in NY.

Answer by: Accommodation Owner
Apr 30 2013

Dear Nathalie, thank you very much for your great review! I am glad to see that you all enjoyed your stay in my apartment. Regarding the noisy ventilation, I guess you are speaking of the metal louvers/flaps covering the exhaust openings that are built into both the kitchen and the bathroom skylights.

When the fans are turned on, they blow air out by pushing the louvers up. When the fans are off, the louvers close, overlapping and sealing in the heat. Little did either the professional installer or I realize that the louvers would get lifted and dropped with a clatter constantly by the wind which usually blows in from the West when it gets windy, and it was very windy when you were here.

Being on one of the highest points in Manhattan with nothing between us and the Mid-west and Long Island Sound on the East, we get any breeze or storm the remainder of Manhattan never gets. I will investigate to see if there is an updated, quieter alternative now available.

Regarding the fans themselves, we chose to put in these industrial fans because they are so powerful (much more so than regular exhaust fans available at the time), so can they be heard. If nothing else, people in the flat know when they've left the fans on, because they can hear them (the timers, can be set to run for hours) and it really insures they turn them off.

I am sorry that you were bothered by this noise. It is actually the first time since I rent my apartment, that my guests mention this.

Very big, lovely apartment, although it could be cleaner (we found dirty dishes in the dishwasher, some grease in the kitchen and the linens in one of the beds were not perfectly clean, maybe it was just this once given the positive reviews from the previous renters).

The owner was very nice. She gave us a whole range of useful information from shops to the most convenient means of transport. There are two subway lines near the apartment, even if it's a bit off centered (about 35-40 minutes). In any case, the neighborhood is quiet. We didn't have any problem when going back late at night.

Thank you for your review Anna Maria.
I encourage my guests to let me know of any issues they experience during their stay because it is an opportunity for us to better improve our service and to insure their visit is as comfortable andstress-free as possible. Had you mentioned the cleanliness issues to me at the outset, that issue could have been immediately resolved.

The housekeeper for the apartment was fairly new. This was the first time that there was no one from the house available to check the housekeeper's work before you arrived and I had to give you a detailed diagram of the apartment's layout to indicate where the light and fan switches were located since I was not able to walk the stairs and personally show you around.

Although far, this apartment has real assets especially its charm and its sized ideally suited for 5-6 people. It lacks a second bathroom or at least a second separate toilet. In the morning, the heating comes on late and we felt it was cold when we were having breakfast.

Answer by: New York Customer Service
Feb 29 2012

Further to this review, New York Habitat has verified with the owner that the heating in the apartment is set on a timer. The heat typically comes on around 6:45 AM and reaches the other floors between 7:15 and 7:30 AM. The owner will ask guests if this works for them and if guests do wish to have it come on earlier, they can notify the owner to make this change.
