This one-bedroom apartment in Midtown West/ Hell’s Kitchen (Clinton) may be right for you! Decorated in a modern style, it is ideally located near a hub of critic’s choice eateries and internationally known icons.

The one-bedroom NYC apartment sits on 46th Street & 9th Avenue. It resides on the 3rd floor (considered 2nd in Europe) of a classic 4-story prewar townhouse with a stairwell.

Three large windows in the living room illuminate the carpeted space. For ample guest seating and overnight accommodation, a queen-sized sofa bed is provided. Commodious shelf and drawer space allow maximum item storage. Other highlights include a contemporary armchair, coffee table, and larger dining table with four chairs.

A small kitchenette offers dark wood cabinets and one window for ventilation. A mini-fridge, coffeemaker, microwave, and hot plates are included. The marble bathroom provides a tub/shower and fresh towels.

In the bedroom of the apartment, two large windows facing a yard allow some natural sunlight and ventilation to enter the room. A full-sized bed with linens accommodates sleeping space. For convenient indoor entertainment, a flat-screen cable television is provided.

Loved this place. Owner was quick to answer all logistical communications, and generally a very nice person. The apt looked even better in person, designer touches in wall paint etc. Sure a bit noisy (back bedroom is quieter), but for me this central location is well worth it.

Nancy was a great guest; I enjoyed her stay. She was very quiet and courteous, and liked the Neiborhood, but of course it can be noisy, due to the proximity to Times Square. However, the bedroom is quieter because it is at the back of the house.

Great location, at the heart of New York City. The living room is not really soundproofed as it looks out onto a busy street, but that said you are in New York!! The owner is considerate and attentive if needed. Besides, he lives in the building so it is very convenient. Great value for money, New York short rental laws are respected. The best!

Spacious apartment with high ceilings.
In keeping with the description and the pictures. Air conditioning was convenient and efficient. Owner was discreet and attentive. Apartment is well-located in relation to landmarks and public transportation.
The only drawback: the distance between the kitchen and the dining area.

table. The reason is that there is no plumbing around the dinning table, and it is old historic house that has been
modified slightly for modern use. Also the area is the restaurant row and is full of cafes and Restaurants.

We had an excellent stay in this apartment. It is ideally located and very spacious. It has a big and well-equipped bathroom. Other types of equipment are of a good standard. We were very nicely welcomed. We highly recommend this rental and will probably come back.

This apartment is very well-located, next to Manhattan. Subway station is a 5-minute walk and Broadway is reachable in 5 minutes. Beds are very comfortable and spacious. Perfect for a couple and 1-2 children.
Big drawback: the noise in the street when you sleep in the living room's sofabed, no double glazing. You'd better be fast asleep. Small kitchen but we used it only for breakfast. Appliances for breakfast/dinner are provided (but you can't cook French dishes ;))
Owner is very nice and rather available if needed.

Dear Melanie,

I apologize for the noise in the living room, as you know the building is old and renovated, but they did not change the glass windows into double layer, as the rest of the building is very quiet.
when I get a chance I will have to change the windows facing 46th street to shield the noise of the busy street.
About the kitchen, it is very small and not really equipped for cooking, it is ideal for receiving prepared outside or catered food.
There is also a Microwave plus a coffee machine and a Toaster next to the dinning table, in addition to the second refrigerator.
So I think it is alright if you are at the restaurant row, and want to spend your time getting a New York City experience.
It was such a pleasure hosting you and I am glad your stay was rather positive and comfortable.

The 3 of us stayed in this apartment for one week. It was really fine. It is spacious enough and located in a lively neighborhood with many nearby stores. Bus and subway station are also close. Cleaning in the apartment is done properly between rentals and the owner enabled us to leave our luggage in the building after we left. I recommend this vacation rental.

Positive points: very well located apartment, clean and spacious. The owner is nice and discreet, even if he lives in the same building.
Negative points: kitchen area is very/too small and street-facing windows should be better soundproofed.
Despite that, I would recommend this apartment.

Thank you for your approval of the location, it is in the middle of Manhattan, so it is close to all of the entertainments and eatries, but of course it makes it noisy too.
The kitchen is very small, because it is in the middle of the Restaurants Row, and people would eat out more than in house cooking.

This apartment is very well located, a few steps from Times Square, subway station and restaurants. The neighborhood is very dynamic and pleasant, close to many amenities. You can walk to many tourist attractions like Top of the Rock, the Empire State Building, Central Park, the Intrepid Sear-Air-Space museum and the ferry to the Statue of Liberty. The owner is very discreet but also very nice, attentive, very responsive and accommodating. The only negative point is the small kitchen (we can't really cook in it). And it may be a good idea to add some touristic informa tion about Manhattan (at least a map...). We could not find the tourism bureau so it would have been nice to have some documentation at hand (maybe the owner would have given us some information but we forgot to ask him).

I am glad that you liked the location, it is really in the center of Manhattan, close to every tourist
attraction and the quick transportation to any destination. Of course it comes with its negative points
like traffic and noise, and such is New You City.
I am sorry, that you did not check out the book cases, because along the books there were at least
one shelf filmed with subway maps, city maps and museum and shopping lists.
About the kitchen, I know it is like a bar kitchen, I will put the Coffee machine and the toaster next
to the dinning table, so the Hot plate could be used.

Very nice stay. Spacious apartment, relatively quiet for Manhattan and well-located. Nearby restaurants, I recommend the Pulperia. The 49th Street subway station with the N, Q and R trains is close by. There is a bus stopping just in front of the building, on 9th avenue (the last stop is Downtown and the Village). The owner is very nice, receptive and accommodating (especially when he returned the deposit before the end of my stay because he had to leave). So everything went fine except for... the lack of lighting (an absurdity when you're a stone' s throw from Times Square!), two or three extra light bulbs in the hallway-living room and you're done. It was easy to read, to watch maps and schedule visits in the evening when we came back after a busy day. On the whole, I am happy. And a good point would be the space... in Manhattan, it is unusual and you could quickly be overwhelmed in a rabbit hutch on the third day of your stay: shopping, clothing, luggage...

I am glad that the apartment was comfortable for your stay, it is a great location in the center of New York City. However, I do need to look into the matter of light in the living room and hallway, it is not after all a setting for candle light suppers(what I had in mind),
it is a setting for people doing their business affairs and leisure times in New York City.
I want not to take away from the space, by adding more floor lamps, but maybe more powerful light bulbs.
Furthermore you were so cooperating and pleasant at your time here, that it was a pleasure serving you.

This is a spacious and tastefully decorated apartment. The bed could be larger for 2 people. I really enjoyed it after a long walk. The neighborhood is great. The kitchen is tiny and poorly equipped. We could hardly heat some food in the microwave or make coffee but I think this is the way people live in New York City.

The owner was very nice and accomodating. The loungeroom was spacious and the couches comfortable. There was a dining table that sat 4 people. The bedroom was spacious. However, there was only a double bed when the room could have easily fitted a queen or king bed. The bedroom also featured a decent sixe closet. There was plenty of storage space within the apartment. The kitchen was very small. There was little bench space and a small bar fridge in a cupboard.The was alos another bar fridge in the in the dining room. The bathroom was fine. There is only one tv in the apartment, which is in the bedroom. I would have preferred a tv in the loungeroom. Overall, we enjoyed our stay and was very pleased with our choice.

I understand that the bed could be larger, but then a lot of space around the bed could
allow for easy movement and flow since the kitchenette is small.
I like to watch TV when I am not doing anything, that is the reason that I had it in the Bedroom,
however I could put an small one in the sitting room as well.

This is a fantastic apartment in a fantastic area. The apartment is large and very clean with a living room, dining room and bedroom. Utility kitchen is good enough for simple breakfasts and snacks. I was so pleased that it is near really great restaurants, music and theatre. 24 hour diner is on the corner and has a good breakfast too. Plus, with the NYC subway system, all of New York is easy to get to. A real NYC experience.

The apartment was in excellent condition, in a good neighbourhood just off the main busy area of times square. Close to everything, but away from most of the noise. The only downside is that it only has a kitchenette, not a kitchen. But everything else was great.

The apartment was very large. Ultimately, we only ended up with two people using it. When I booked it, I thought that there might be three of us and that is why I picked one that had a pull out bed, along with a regular bed.

The apartment was a bit dark but fine. It was lovely having a fridge and some appliances at our disposal. The location (restaurant row on West 46th st.) was positively perfect because we saw six shows in five days and we were so close to all of the theatres.

The owner was a nice fellow. When he was called out of town unexpectedly, he ensured that another person met us at the apartment to give us a key.

The apartment at 403 West 46th Street is great! It is big and Hells Kitchen is a wonderful spot. Times Square is near and there are nice restaurants near the apartment.
Kitchen and Bathroom are little - but you don't need more space. The only minus is, that these rooms are rather dark and there is not enough lighting.
Some lights and other electronic equipment didn't work, but the owner was very aimed to repair everything. The owner, Iradj, war very helpful and friendly. We really had a great stay!

Thank you Melanie for your comment on my apartment. Regarding the electronic equipment that didn't work, there was no problem except that the outlet was just turned off by accident. I asked my (maintenance) guy to look at it and he put it back on immediately. I also remember that some guests turn the TV off, not with the remote, so we have to reset it; my attendant did that as well.
About the darkness, I will put some more lights in the apartment.

We were delighted with our stay. As a matter of fact we will recommend it to our friends and we gave it a good rating!

The owner is charming. The decoration was simple but well thought, lovely colors. The vacation rental is very well located in a little building with 3 apartments and a lot of restaurants nearby.

As a painter, I would've liked some paintings and pictures on the walls, seeing as the city is inspiring...I also liked the books at our disposal, the vases and candles...and the many storage spaces...

a few small disadvantages that might trouble some people could be avoided: the front door that doesn't open properly because of the tiled floor, and all the locks are also very difficult, the heating did not work for the first couple of days, afterwards the weather became milder.
.There were no pans and no frying pan.

We gave it 4 stars because it was quiet and despite being in New York the bedroom was preserved from the noise which is the most important thing. However the only thing that really bothered us was the size of the bed! Much too narrow for two people!!! The room is large and could also use a second bedside table!

We hope to come back for a longer stay next time...

Following this review, we contacted the owner of the vacation rental who is going to check the front door. He explained that the temperature can be regulated as needed. The kitchen equipment is limited by the size of the room but he can provide additional elements on request. He has taken into account the comment regarding the size of the bed and thinks of replacing it soon.

We liked the apartment a lot, and had an extremely easy time dealing with the owner who was very nice and responsive. The apartment was very comfortable except for two things: there wasn't enough light in the living room, entry or bedroom (a reading light on both sides would be great) and the shower didn't drain. Also, we are tall people and would love a queen size bed, at least. The room seemed like it would fit one, so next time a bed is needed, I'd suggest moving up a size. Otherwise, we liked it and would stay there again!

The owner informed us that he has resolved the slow drain of the shower and that he will look into providing additional lighting for the apartment. He welcomed the suggestion for a queen sized bed, but believes that the space would be too tight in the bedroom.

Very big vacation rental, tastefully equipped. Beautiful furniture, art books, large TV, beautiful bathroom. Very close to Times Square but without the drawbacks (located on 9th avenue). Double orientation. Fairly quiet. Numerous restaurants nearby. Very kind and discreet owner. Hassle-free.

The accommodation is in an outstanding location and well appointed. The only shortcoming was the kitchen equipment because there was only a hot plate and no pots and pans so we couldn't use it. The microwave worked very well. In addition, it would have been nice to have a vacuum cleaner and new towels. The owner was very friendly and willing to help us out when we had a problem (calling the airport hotline etc.). The apartment furnishings were top-quality and from prestigious designers. I would recommend or return to this accommodation, I like it very much.

This apartment has a kitchenette equipped with hot plate, a small refrigerator, microwave and a coffee-maker. There are also basic pots, pans, dishes and utensils, but there is no oven/stove. We contacted the owner and conveyed the suggestions for improvement to him.

The only "downside" for this vacation rental is the fact that the windows do not stop all the noise from outside (the area is busy actually because it's central).

The accommodation is located in a rather lively area, full of restaurants and clubs, more Hell's Kitchen than Clinton, as indicated. At night the area is quite loud, but the bedroom faces the courtyard and is very quiet. The bedroom and living room are nice, comfortable and spacious. The bathroom is comfortable enough (even if the wc is next to a door, with the stairs on one side and the kitchen on the other side: all the apartments I saw in NY are made in a very strange way) and it has a nice shower.
The kitchenette is a bit sacrificed. One electrical camping stove top and a coffee maker (without filters), a small fridge (+ silverware, plates and glasses). Don't expect to cook for your friends; but if you are practical you can make the small necessities, from breakfast and on. At the end I always ate out. The owner, of Persian origins, is polite and well mannered, and the first evening he helped me for one hour (until midnight) to fix the dsl line. The cleaning is overall good; NY is not the right city for people who expect shiny apartments; for all others is good.
I would recommend this vacation rental for a couple.

We stayed at this West 46th street apartment in Manhattan.

The positive points are:
- five stars location: lots of distances can be walked
- big and nice flat
- very, very kind and charming owner

A few points should be improved:
- extremely hard bed (sore back for 2 weeks out of 23 nights in spite of medication)
- very noisy air-conditioning (which doesn't help in the night)
- a few electric plugs were not fixed into the wall (dangerous)
- less serious than the 3 first points, because we could act on it: the cleaning was not very good. For example, when we arrived, we found the electric coffee-maker with moldy coffee in it, and moldy coffee grounds in the filter; the fridge was not very clean and there were a couple of half-used soft drink bottles in it; there was dust in some areas where it would have been easy to take it off; the second pair of bed-sheets was stained.

The apartment owner has fixed the electrical outlets, will have cleaning person check the refrigerator between each rental and have bedding professionally cleaned. The owner stated the air conditioning unit in the apartment is not too loud, but the buzz of the industrial air conditioning from the business next door may be heard from the apartment. He stated the bed is nearly new and does not need to be changed.
