Located between Boulevard St Germain and Rue St Sulpice, this exceptionnal 3 bedroom-apartment is in the very exclusive part of the 6th arrondissement of Paris and Saint Germain des Prés. Few steps away from the Palais du Luxembourg and its gardens, St Sulpice and St Germain with their restaurants, cafes and trendy shops. The neighborhood has all the shops and services. An open market is also in a very short distance with the daily open market of Rue de Buci.

The apartment is situated on the third floor of a 19th century well-maintained elevator building. A security system and an intercom protect the main entrance gate. The apartment faces the street and the courtyard. It has double-glazing everywhere and four exposures.

The entry gate opens on a small hallway, which leads to a single bedroom in front and a 19m² windowed hallway on the left-hand side. This large hallway has wall-to-wall carpet and a bookcase. It drives to the living room on the right-hand side, a corridor to the kitchen, the separate toilet and the dining room on the left-hand side and the two double bedrooms in the end.

The living room has two windows (west exposure) with manual shutters, wooden floor and a fireplace. It is furnished with a sofa, a coffee table, armchairs and a stereo.

The master bedroom has two windows (south exposure) with manual shutters, a fireplace and wall-to-wall carpet. It is furnished with a secretaire, a cabled TV, a fax machine and a (160cm-wide) double bed.

It has a separate and communicating bathroom. The bathroom is tiled and has a window with manual shutters, it has a washbasin surmounted by a mirror, a bath with wall-mounted showerhead, a bidet, a toilet with sanibroyeur, a washing machine and a separate dryer. It also has a large built-in wall wardrobe.

The second double bedroom has three windows (southwest exposure) with manual shutters, and wooden floor. It has a communicating door with the living room. It is furnished with a (140cm) wide double bed, a desk, a phone, and a built-in wall wardrobe. This bedroom also has a separate and communicating bathroom. The bathroom is tiled, it has a window with manual shutters. It is equipped with a washbasin surmounted by a mirror and a bath with handheld showerhead.

The single bedroom has a window (west exposure) with manual shutters wooden floor and a fireplace. It is furnished with a (80cm wide) single bed and a chest of drawers. It communicates with the living room too.

Going through the corridor that leads to the kitchen, is the separate toilet with a window. The separate kitchen, which is tiled, has two windows (northern exposure). It is fully equipped, with a cooker hood, an electric burner and three gas burners, a fridge with freezer (combo), an electric oven, a microwave, a dishwasher, a coffee maker, a phone and a toaster.

Going through the kitchen is the dining room. It has two windows (eastern exposure), it is tiled and furnished with a dining table and two sideboards.

Heating and water heater are collective with the building.
