This 3 bedroom / 2 bathroom apartment is a great find in the very center of Aix-en-Provence, one of the most popular destinations in the south of France. Not only does it have three bedrooms, this top floor apartment also has two balconies with fabulous views over the typically French rooftops and the countryside. You can even see Mount Saint Victoire, immortalized in the paintings of Cézanne.

This tastefully decorated apartment is on the 6th floor (considered 7th for Americans) of an elevator building. An intercom system allows you to talk to visitors at the entrance. There is a parking space for those who have a car, available at an extra fee.

Inside the apartment there is a living room with an open dining area to one side -- made vibrant with lovely blue accent walls and matching easy chairs. The dining table can seat four easily, though you can also enjoy your meals on the small patio table on the balcony if the weather is nice! On the other side of the apartment are the three bedrooms. The master bedroom even has a king size bed! All three bedrooms have access to the second balcony, where you will see the famous mountain that many impressionist painters, most notably Cézanne, have admired. In the middle of the apartment, you will find the kitchen and the two full bathrooms -- one with a shower and one with a bathtub. The kitchen is fully equipped and has its own eating area. You even have a dishwasher and a washing machine, and wireless Internet is available.

At the foot of the building, you will find yourself just 300 meters from the historic center of Aix en Provence. Avenue Jules Ferry is just 7 short blocks south of the Cours Mirabeau, the thoroughfare of the city, and has plenty of shops along it as you walk along the way. There is also a lovely park nearby, the Parc Jourdan, which has benches to relax on and grassy spots that are perfect for picnics! You can also jog on its paths. This part of the South of France is great because you can enjoy fantastic food and wine in the city, but then take a break to view the lovely fields of the countryside and hike near the Mount Saint Victoire. Aix en Provence is also home to several annual festivals, most notably for music. You can also enjoy your kitchen by picking up fresh produce from one of the many local markets - there is at least one held daily! Enjoy your time in this three bedroom vacation rental in one of the most idyllic part of France!

We found the website extremely user friendly, comprehensive and informative. The abundance of photographs was greatly appreciated and were an authentic representation of the apartment.

Our agent Gilles Robert:

We can't speak more highly of Gilles' professionalism, competence and efficiency. The quality of service we received far exceeded our expectations. When the booking of our first choice fell through, he very quickly found us a suitable replacement at the same price and location. During our stay he provided much appreciated advice and support and was also very helpful in dealing with a problem with the bond refund at the end of the lease. He has provided the same level of service for a new booking for 2011.

The apartment PR 979 Avenue Jules Ferry:

This is a lovely apartment in a great location, and we enjoyed living there for five months. We particularly liked the balconies, cross-flow of air, light-filled atmosphere and the spaciousness. However, to our great surprise on arrival, we found that the owner had not prepared the apartment as a rental property. We felt as though we were house sitting rather than renting because of the large amount of personal belongings left in the apartment, including family photographs, clothing, hobby supplies and foodstuffs which were out of date. We found it necessary to clean out the pantry and fridge and dispose of many opened jars and packets (some with weevils). We stored any foodstuffs that had a long shelf life, but this left us inadequate space for our own supplies. There was also very little space left available in the main bedroom wardrobe. A lot of the china and cooking equipment was chipped and/or cracked, and we could not use it for hygiene reasons. Some of the sheets, towels and pillows were stained. We brought some of these issues to Gilles' attention and recommended that for future tenants a big clean-out was needed. Of course Gilles was unaware of the situation because the owner had told him she was moving out and leaving the apartment ready for tenants. We were also disappointed that we were denied use of the parking space that was included in the rental and that the owner had not informed New York Habitat of this exclusion from the monthly rental and that it would have involved a monthly fee. Consequently we incurred parking costs from time to time during our stay.

Our dealings with the owner

On arrival the owner did not provide an inventory and condition report, but during our stay we regularly reported maintenance issues to her. In spite of a warm welcome, a very good relationship during the tenancy and at final inspection, we were very surprised and disappointed with the owner's later claim that we had not left the apartment in a clean state (We strongly deny this) and that we had damaged some items that we had already reported as malfunctioning, probably due to normal wear and tear. We consequently had 60 euros deducted from our bond. It's a shame that such a wonderful experience of living in an apartment in Aix has been soured by our final dealings with the owner. Please note that this has not put us off using or recommending New York Habitat. For next year's rental it was reassuring to be able to read a review in which the dealings with the owner were rated highly.

Recommendations

It would be helpful if for English-speaking tenants a translation of the lease document could be provided. We were not aware that an inventory was required and realise now that we could have been held responsible for the condition of many other items stashed in the cupboards that we never even saw.

We suggest that end of lease cleaning arranged by the owner should be included in the costs or offered as an option to avoid the sort of situation that we encountered.

In conclusion we want to say that we greatly appreciate all the effort Gilles made on our behalf before, during and after the tenancy and look forward to a continuing relationship with NYHabitat.
