Looking to rent a room in Brooklyn, New York? Now you can live in the style and comfort of a local with this 3-bedroom duplex apartment share/room to rent in Clinton Hill! Ideally placed in one of Brooklyn’s trendiest communities, the classic NY home is near Fort Greene and Prospect Heights. Two rooms are available for rent.

The 3-bedroom duplex on Lafayette Avenue & St. James Place sits on the ground and 1st floors of a 4-story prewar brownstone townhouse (a staple in New York City). Use of a staircase is necessary to reach the 1st floor.

A shared laundry room is available on premise, and there is a lovely garden area privately accessible via bedroom 1. Bedroom 1 is on the ground floor, boasting utmost privacy. Bedroom 2 is the largest room and is on the 1st floor next to bedroom 3 (unavailable).  For more info see the floor plan.

This elegant abode features hard wood floors, original wooden moldings and exposed brick. Track lighting on high ceilings allows maximum lighting in the shared living room and kitchen, illuminating brightly colored walls and modern paintings.

Both private bedrooms offer a queen-sized bed and flat-screen cable television. Bedroom 1, surrounded by red brick walls, spans approximately 100sqft (9.3sqm). It includes many large windows facing a courtyard and efficient closet/dresser space.

Bedroom 2, located on the 1st floor, spans approximately 200sqft (18.6sqm). Showcasing dazzling red walls, the spacious room includes a decorative fireplace, sofa and access to an en-suite private bathroom.

All other rooms besides the bedrooms (this includes: living room, kitchen, bathroom) will be shared with roommates. Each renter has access to a large dining table, sofa and cable television, and a fully equipped kitchen with dishwasher. Please note that Bedroom 3, on the upper level, is often rented by the night or week to short-term travelers, so there may new faces frequently in the apartment. However this room has its own bathroom, so they will not share with you.

Perfect for students (the Pratt Institute is just around the corner) or single travelers, this duplex apartment share is surrounded by some of the best trends Brooklyn is known for: including vintage shops, farmer’s markets, organic and vegan restaurants and mom & pop cafes. Listed below are some suggestions of where to go in the area.-

  • Greenmarket at Fort Greene Park: Shop for fresh fruits and veggies at this year-round farmer’s market on Washington Park between Dekalb Ave and Willoughby Ave. Open Saturdays 8am-4pm. Accessible via foot.
  • -Brooklyn Flea: For some original artworks, vintage knick-knacks and tons of food options come to this popular outdoor flea market on 1 Hanson Place. Accessible via foot.
  • Brooklyn Academy of Music (BAM): Looking to watch a film or live performance? This impressive venue, an icon of Fort Greene, offers many theaters, an opera house, cinema and café. Located at 30 Lafayette Avenue. Accessible via foot.

Public transportation around Brooklyn and into other New York City boroughs (Manhattan is just 5 stops away on the C train!) walk to Clinton-Washington Avenues and Fulton Street to catch the C (0.5mi/750m). Or, you may walk to Clinton-Washington Avenues and Lafayette Avenue for the G train (0.2mi/250m), taking you around Brooklyn and into Queens only.

I thought that the condition of this apartment was somewhat neglected... The curtains were hard to draw as they were fixed in the most uncertain way on the rod... The window overlooking the street was « open » for the air conditioning unit, which was surrounded by a piece of cardboard that served as the missing window...As the apartment overlooks the street, soundproofing is pretty much non-existent... When we arrived, we found some underwear on a chair, probably from the previous tenants...The owner and her sister welcomed us a bit coldly... He's not very interested in his guests but mostly in the envelope that we must hand him over as soon as we arrive, I think it was not very professional... Finally, our return flight was scheduled at midnight, but he didn't want us to leave our luggage in his apartment after 3pm... We had to drag them around in New York all day long, trying to store them in vain in the restaurants and stores of the area... The size of a suitcase stored in a living room is not the most annoying per se...
My experience at Xavier's is more than average...

Thank you for reviewing your stay.
I am sorry you found an article of clothing there. You should have mentioned it to my sister when she escorted you to the room.
During summer we install air conditioner which fit the window frame. This is a regular NYC installation, which does not exist in Europe.
As for noise, on the contrary, the area is very quiet during sleeping hours of 10:00 PM to say 8:00 AM, Monday to Friday. I do recall that they were doing some work on the street starting at around 8:00 AM which must be what you are referring to.
We allowed you to store your luggage for 4 hours. However, it is a courtesy, not some right of the reservation and 9 to 10 hours after the reservation ended is a lot.
We will check the curtain, thank you for letting us know.
I am disappointed you did not mention that I declined a security deposit from you which meant I was satisfied with your venue.
