Charming one-bedroom duplex in the Montorgueil area

Neighborhood:
This furnished apartment is in an authentic, lively village of residential and commercial streets in the traditional Parisian Quartier Montorgueil; it is mostly pedestrian, as retractable boundary marks allow only residents to go in with their autos. It is a place of gourmets' choice, renowned for the quality of family-owned victuals shops and also for being the domain of fashion designers. Paved with small stones, Rue Montorgueil is the heart of this area, with its remarkable restaurants and pleasant cafes.
Premises:
This 60m² (approx. 645 sq. ft.) one-bedroom duplex apartment is located on the fourth and top floor of a 17th century walk-up building. The main entrance gate is protected by a coded system and opens into a corridor leading to a paved courtyard. From there a flight of steps leads to an exterior corridor that goes to the building entrance. This opens into the authentic 17th century staircase.
The apartment entrance opens directly into the 20m² (approx. 215 sq. ft.) living room, which has a sisal floor and three double-glazed windows with curtains. It is furnished with a sofa that can be used as a single-size guest bed, a coffee table, a dining table with chairs and a long built-in closet that contains shelves, wardrobes, the washing machine and the refrigerator/freezer.
The open kitchen is equipped with four vitro-ceramic burners, a microwave, a kettle and a coffee maker.
The tiled bathroom is accessible from the living room via a sliding door. It contains a bathtub with a showerhead, a washbasin, a toilette and a window.
The living room's staircase goes up to the 25m² (approx. 265 sq. ft.) bedroom. Since it is located under the roof, the ceiling height goes from 1m (3.25 ft.) to 2m (6.5 ft.). It has wall-to-wall carpeting and two skylights. It is furnished with a double-size bed and built-in closets. There is also a small combo TV/VCR.
Heat and hot water are electric and individual.
For convenient travel around Paris, the nearest metro station is Sentier (line 3).
