Small One-bedroom Townhouse in Luxembourg area

Neighborhood:
Bordering the splendid Luxembourg Garden, this furnished apartment on a mostly residential street neighbors the renowned Montparnasse district prized by great artists and writers such as Picasso, Matisse, Modigliani, and Hemingway in the 1920s and 1930s. It is also known as the theater district, with most of the theaters on Rue de la Gaité. This area is the home of Paris' tallest office tower, Tour Montparnasse, from which there is a magnificent view of the capital. It is also known for its shops, restaurants, creperies, cafés, cinemas, supermarkets, and renowned fashion shops. Not far from this accommodation is the Hotel des Invalides, with Napoleon Bonaparte's tomb, as well as a nice view of the Eiffel Tower. It is also close to the Alliance Française, which is one of the world's largest schools of French language.
Premises:
This 25m² (approx. 265 sq. ft.) one-bedroom duplex townhouse with a mezzanine is classified as a historical monument. It has been completely renovated in 2007. It is located on the ground floor, in the courtyard, of an 18th century building. The entrance gate, protected by a coded security system, opens into a hall leading to the courtyard.
The apartment entrance opens directly into the kitchen and the separate bathroom. A staircase leads to the living room, where a ladder accesses the mezzanine.
The 11m² (approx. 115 sq. ft.) living room has a 2m20 to 3m80 high ceiling with exposed beams and a window with southern exposure overlooking a courtyard. It is furnished with a single-size sofa bed, an armchair, a coffee table, a built-in closet and built-in bookshelves with a TV, a DVD player and a stereo.
A ladder leads to the mezzanine with a 1m to 2m10 high ceiling; it has a double-size bed on the floor and a recess used as a storage area. Please note that there is a beam over the bed area (90cm).
The kitchen has some windows overlooking the courtyard. It is equipped with two vitro ceramic plates, a refrigerator, a combo microwave/oven, a coffee maker, a kettle, a toaster and other cooking items. There is also a washing machine.
The separate bathroom has a window overlooking the courtyard. It has a shower topped by a large showerhead, a washbasin, a towel dryer and a toilette.
Heat is electric and collective and hot water is electric.
For convenient travel around Paris, the nearest metro stations are Notre Dame des Champs (line 12) and Vavin (line 4).
