Situated between Avenue de Versailles and rue Chardon Lagache.

Privileged and mostly residential, this district offers the amenities of central Paris- restaurants and cafes, food and other convenience shops, in a short walking distance to the Parc des Princes, one of the most important stadiums in France. Also close is the gorgeous Bois de Boulogne (Boulogne woods), ideal for an agreeable stroll amongst the trees and along the lakes. The Trocadero neighborhood and the Eiffel Tower, as well as the Place de l’Etoile and Champs Elysées are in ten to fifteen minutes’ distance by metro.

Overlooking the courtyard this calm studio is located on the 1st floor of an elevator building dating from the beginning of the 20th century.

The peaceful 21m² surface is east exposed and has 2.80m high ceilings, consisting on a living room placed to the left side, a separate kitchen at the bottom of the living room, and a bathroom facing the main door.

First there is a small hall. It leads to the gray wall-to-wall carpeted and pink painted 12m² living room placed to the left side, furnished with a 140cm wide double sofa, a round dining table and two modern armchairs, a chest of drawers, a TV standing on a console, a stereo, a telephone, a floor lamp, posters, and a window garnished with curtains.

At the bottom of the living room, the kitchen is equipped with two electric burners, a microwave oven, a fridge, utensils put away in the cupboard, a stainless steel sink, and a window.

Facing the main door, the light yellow painted and white tiled (painting patches are to be repaired) bathroom is ventilated by a window. It encloses a small bathtub, a white ceramic washbasin, a built in closet, and toilet.

The closest metro stations are Chardon Lagache (line 10) and Exelmans (line 9).

Please note: The apartment is not perfectly soundproofed and the neighbors, although quiet, can be heard at times.

Excellent apartment, perfectly located near several metro stations in a beautiful and safe neighborhood, and fully equipped, with a friendly owner and building manager.

Everything is modern and works well, and the building has a well protected access and functional elevator.
On the downside, the walls are extremely thin which, even though the neighbors are generally quiet, can be a problem on certain nights.

Overall a great place to stay, I would definitely recommend it.

We are very glad to notice the positive comments that Oliver - the guest of our apartment for more than eight months - inserted after he left.
On our side, we are also completely satisfied with his care to keep and leave the apartment in perfect condition.
Concerning Oliver?s comment on the walls noise transparency, those are correct and due to the building's soundproof construction. There is no solution for improvement in this area, but the neighbors being pretty quiet, a level of acceptable quietness is realistically expectable.
