BE AWARE THAT THIS APARTMENT IS DIVIDED INTO TWO SEPARATE LEVELS :
- THE FIRST LEVEL (5TH FLOOR) IS A FULL ONE BEDROOM APARTMENT.
- THE SECOND LEVEL (6TH FLOOR) IS A SECOND BEDROOM WITH PRIVATE BATHROOM. THIS BEDROOM IS NOT ACCESSIBLE FROM THE 1ST LEVEL BUT ONLY THROUGH THE BUILDING'S STAIRCASE.
(INSIDE STAIRS HAVE BEEN CLOSED AND THERE IS NO CONNECTION BTWN THE TWO LEVELS).
This cozy and spacious duplex two bedroom apartment is situated in the exclusive 6th district between Rue de Rennes and Rue du Cherche Midi. A few steps away from the historical district of Saint Germain des Pres with its elegant, trendy streets known for the many stylish fashion shops, antiques' shops, art galleries, sophisticated and traditional restaurants, pubs and cinemas. After World War II, St. Germain des Pres became synonymous with intellectual life centered around bars and cafes. Within a short walking distance are the Seine River and the Luxembourg gardens are in a few minutes. There are all sorts of essential shops and services in the neighborhood like the open-air markets.
The 82m2 (approx. 880 sq ft) apartment is situated on the 5th floor of a well-maintained 19th century elevator building. The main entrance gate is protected by a security system as well as an intercom. It faces two courtyards with southern and northern exposures.
The apartment has painted walls and wooden floor everywhere. The entry door opens on a hallway. On the left-hand side is the living room, the kitchen is in the end and the first bedroom, the shower room and the separate toilet are on the left-hand side. Upstairs is a second bedroom with a private bathroom.
The 27m² (approx. 290 sq ft) living room has two windows and a decorative fireplace. It is furnished with a dining table, a 90cm-wide sofa bed, armchairs, a TV combined with a VCR, a stereo and a phone.
The 12m² (approx. 130 sq ft) first bedroom has a window with exterior shades and an antique stove. It is furnished with a 180cm-wide bed and a cupboard. The en-suite tiled shower room has a washbasin surmounted by a mirror and a large shower cabin.
There is a separate toilette.
The separate but open kitchen is equipped with a stainless-steel sink, a fridge, a washing machine, a dishwasher, an electric oven, four gas burners, a cooker hood, a coffee maker and a toaster.
The 15m² (approx. 160 sq ft) second bedroom has a 120cm-wide bed and a balcony. The private bathroom has a bathtub, a washbasin, a toilet and a balcony.
Heating and water heater are individual with gas.
The nearest metro station is St Placide (line 4).
