Neighborhood: The Avenue de l'Opéra was so named because of its proximity to the Opéra Garnier. This masterpiece of theatre architecture from the 19th century was built by Charles Garnier and was inaugurated in 1875; Napoleon III initiated its construction in 1669. Also nearby is the very elegant Place Vendôme. The Champs Elysées, Saint Germain des Près and Montmartre are but a short distance away. There is a large assortment of shops, restaurants and and caterers and other services in the neighborhood. Premises: This 110m² (approx. 1,180 sq. ft.) two-bedroom apartment is located on the sixth floor (seventh in the USA) of a Hausmanien building. A concierge and an intercom provide security. The main entrance gate leads to a large corridor and a second entrance to the right leads to an elevator. Layout: The entrance door opens into the living room; the bedroom is on the right and to the left is the kitchen. Straight ahead is a corridor, which leads to the bedroom and then the bathroom. To the left is a separate toilet. The 34m² (approximately 365 sq. ft.) living room has a wood floor and two French windows; they open onto two small balconies overlooking the street, offering a nice view of the roofs of Paris. The room is decorated in an antique style. It is furnished with a table with four matching chairs, four armchairs, a coffee table, a chest of drawers, a decorative fireplace, a console with a stereo and television, and a bookshelf. The 11m² (approx. 115 sq. ft.) first bedroom has a wood floor and a French window opening onto a balcony offering the same view as the living room. It is furnished with a double size bed, a desk with bookshelves, a chair, two closets, a lamp and an alarm clock. The 16m² (approx. 170 sq. ft.) second bedroom has two French windows which open onto two small balconies offering the same view as the living room. It is furnished with a bed (120cm wide), a closet, a washbasin, two desks, two chairs, some bookshelves, two stools, a printer, and a scanner. The kitchen has two windows that overlook the courtyard. It is equipped with four gas burners, a dining table with four chairs, an oven, a refrigerator, a freezer, a dishwasher, a washing machine, and built-in closets containing the dishes, a coffee maker and a toaster. The bathroom is equipped with a tub and showerhead, a washbasin and a bidet. The separate toilet has a window. In the corridor, there is a storage room with a vacuum cleaner, an iron and an ironing board. An Internet Wifi connection is available. The closest metro station is Pyramides (line 7 and 14). Heat and hot water are gas and individually metered.
