Two bedroom apartment in the heart of the Marais

Neighborhood: Located between Rue de Rivoli and Rue des Francs Bourgeois, this apartment is situated in the heart of the trendy Marais area. This lively and historical area offers diverse shops, a number of select international and basic restaurants, and pleasant cafes. The Marais has a storied atmosphere due to its pre-Revolution architecture and a substantial number of points of interest such as museums, art galleries, design shops, and diverse, trendy bars and pubs. Just a few steps away is the charming, royal Place des Vosges, known for its art galleries and for the former residence of the famous French novelist Victor Hugo (Les Miserables), where he lived from 1832 to 1848. Premises: This 82m² (approx. 880 sq. ft.) two-bedroom apartment is located on the second floor of an 18th century with elevator. The main entrance gate, protected by a coded security system, opens into a hall leading to a second door protected by another coded system. This opens on to an inner courtyard with letterboxes, staircase and elevator. On the second floor landing the entrance door opens into a hall with a built-in coat cupboard; on the left are two inter-connecting bedrooms, straight ahead is the open kitchen and to the right is the living room. The 21m² (approx. 225 sq. ft.) living room has two floor double-glazed French windows overlooking the street with a western exposure. This bright airy living room is comfortably and smartly furnished with sofas, armchairs, coffee table oriental rugs and bookshelves around a decorative period fireplace It has a flat screen cable TV/DVD player and radio/ CD stereo set. At the other end of the room is a dining table 6 chairs. The open kitchen is all electric and fully equipped with ample cupboards, china, glasses/cutlery and cooking utensils. It has a four vitro-ceramic plate hob, extractor hood, oven, dishwasher, large refrigerator/ freezer, electric coffee maker and kettle. The 13m² (approx. 135 sq. ft.) first bedroom has a large double-glazed French window overlooking the inner courtyard. It is furnished with a queen-size bed, two bedside tables and lights, and a huge custom built wall to wall closet. The 11m² (approx. 115 sq. ft.) second bedroom is accessed through the first bedroom. It is furnished with a double-size bed, two bedside shelves and reading lamps and a small built-in closet. It too has a large double-glazed French window overlooking the courtyard with a northern exposure. A door in the first bedroom leads to a hallway with two large windows overlooking the courtyard and access to the separate toilet and the bathroom. This area is furnished as an office with desk, shelves and telephone/ broadband WIFI internet The tiled bathroom has a frost glassed window, a walk-in power shower, a marble topped washbasin with storage unit, lighted mirror glass fronted wall cupboards , a large linen cupboard with 2 full sets of linen per bed and 4 sets of bath/hand towels. There is a further large closet. Heat and hot water are both are electric and individually metered. The nearest metro stations are St. Paul (line 1) and Bastille (lines 1,5 and 8).
