One-bedroom duplex in the trendy part of St. Germain de Près area

Neighborhood:
Situated between Boulevard Raspail and Rue du Cherche Midi, next to the famous Le Bon Marché department store, this comfortable, furnished apartment is in the heart of the Saint-Germain Des Prés area and is easy walking distance from the Montparnasse area. The neighborhood is well-known for its elegant, trendy streets and for its stylish fashion shops, traditional mall, antique shops, art galleries, sophisticated and traditional restaurants, and cafes. A short distance away is the renowned Boulevard Saint Germain, the ravishing Luxembourg Garden, the Seine, and most of the monuments and points of interest. Also in the neighborhood are excellent quality services such as fine bakeries and select supermarkets. Close to the apartment is La Grande Epicerie, one of the best delicatessens in Paris.
Premises:
This 100m² (approx. 1,075 sq. ft.) one-bedroom duplex is located on the first floor of a well-maintained 1620s walk-up building. The main entrance gate is protected by a coded system and opens into a second door with an intercom. This leads to the staircase, part of which kept its original 17th century qualities.
The apartment entrance opens into a hall that leads to the bedroom and the office, the bathroom, and the separate toilette. There is also a wooden staircase that leads upstairs to the living room, the dining room and the kitchen.
The 17m² (approx. 180 sq. ft.) bedroom has a double-glazed window with curtains and exterior shutters that overlooks the street with a northern exposure. It is furnished with a double-size bed, cabinets, a chest of drawers, a desk and built-in closets.
The 24m² (approx. 255 sq. ft.) office doesn't have any window. It is furnished with a desk, a chest of drawers, cabinets and a single-size bed. There is also a small TV.
The bathroom has a bathtub, a separate shower, a washbasin, an electric dryer rack and a large built-in closet with mirrored sliding doors.
The separate toilette has a washbasin. Facing it, there is a built-in closet that contains a vacuum.
Upstairs, the staircase arrives directly into the 30m² (approx. 320 sq. ft.) living room furnished with sofas, armchairs, tables and some other decorative items. It has two large windows that overlook the street. This room has exposed ceiling beams and wall-to-wall carpeting.
A doorway gives access to the 16m² (approx. 170 sq. ft.) dining room furnished with a round dining table with chairs, a sideboard and a built-in closet.
The connecting kitchen is equipped with four vitro-ceramic burners topped by a cooker hood, an oven, a microwave, a dishwasher, a refrigerator, a freezer, a toaster and a coffee maker. There is also a walk-in closet that contains a washing machine.
Heat and hot water are collective with the building.
For convenient travel around Paris, the nearest metro stations are Sèvres Babylone (lines 10, 12) and St. Sulpice (line 4).
