Four bedroom apartment in the 10th District

Neighborhood: Located between Rue d'Enghien and Rue des Petites Ecuries, this spacious 115m² (approx. 1,235 sq. ft.) four-bedroom loft apartment is in a partly residential area. This busy street has the advantage of a large number of varied food stores, restaurants, and cafes. A few steps away is the Grands Boulevards, lined with 19th century buildings, which used to be the center of café and theatre life in the 18th and 19th centuries. There are also a number of fashion shops and plenty of entertainment options. In a few minutes walking distance is the Opéra Garnier and, a little farther, the beautiful Place Vendôme and the renowned Louvre. Premises: The apartment is situated on the fourth floor (fifth in the USA) of a 19th century walk-up building with a concierge. The main entrance gate is protected by a security system. The apartment has double-glazing, a wood floor and white walls. It faces the street (eastern exposure) and the courtyard (western exposure). The entry door opens into a small open hallway. The separate toilet is on the left and the living room with the open kitchen is on the right. To the right of the living room are a bedroom, an office, a bathroom, a dressing room and a separate toilet. To the left of the living room is a bedroom. The 55m² (approx. 590 sq. ft.) living room has four windows, two of them facing the street and two facing the courtyard. It is furnished with two sofas, armchairs, a coffee table, a dining table with two benches, a chest of drawers, a cable TV, a VCR, a DVD player, a stereo and a phone. The open kitchen is equipped with a large refrigerator/freezer, a dishwasher, a stainless-steel sink, four gas burners, an electric oven, a microwave, a toaster and utensils. The 16m² (approx. 170 sq. ft.) first bedroom has a window facing the street. It is furnished with a bunk bed and closets. The 11m² (approx. 115 sq. ft.) second bedroom is a separate studio with an open kitchen equipped with two electric burners and a refrigerator. This bedroom is furnished with a double sofa bed, a table with a chair, and a small chest of drawers and it gives access to a private bathroom. The 12m² (approx. 125 sq. ft.) third bedroom is the master bedroom and has two windows facing the courtyard. It connects to the living room, the dressing room and the office. It is furnished with a double-size bed, a cupboard, a closet, an armchair and shelves. The dressing room, which connects to the bathroom, is equipped with a washing machine, a separate dryer and a separate toilet. The 14m² (approx. 150 sq. ft.) fourth bedroom has a window facing the street. It connects to the living room, the master bedroom and the bathroom. It is furnished with a child's bed and a desk. A high-speed Internet connection is available. Heat and hot water are individual with gas. The nearest metro stations are Chateau d'Eau line 4 or Strasbourg-St Denis lines 8,9,4.
