Modern two-bedroom apartment between Montparnasse and the Luxembourg Garden

Neighborhood:
This apartment is located between Boulevard Raspail and Boulevard du Montparnasse on a residential street in the trendy Montparnasse district. This was once the favorite neighborhood of artists called "Montparnos." The World Fair of 1889 and the artistic life already so rich in Montmartre had attracted many artists who then chose this popular district for its central location in Paris - i.e., Apollinaire, Gauguin, Matisse, Chagall, Modigliani, and Picasso. Two cafés were the engines of this movement -- the Dome and the Coupole - and creatives like Hemingway, Man Ray, Henry Miller, Cocteau, Sartre, and Simone de Beauvoir were regular clients. It is still possible to find traces of this artistic life there, in original architectural points of interest and some remaining artists' studios.
This apartment is in short walking distance to the very select Saint Germain des Près quarter and the famous Luxembourg Garden, one of the most attractive and historic districts of the Seine River's Left Bank.

This 90m² (approx. 965 sq. ft.) two-bedroom apartment is located on the first floor (second in the USA) of a 1900s walk-up building. The main entrance gate is protected by a coded security system and opens into a hall leading to the staircase. The apartment has a high-speed WiFi Internet connection.
The 33m² (approx. 355 sq. ft.) living room has three double-glazed windows overlooking the street with a southeastern exposure. It is furnished with two sofas, a coffee table, a sideboard, a round dining table with chairs, and shelves.
The 13m² (approx. 135 sq. ft.) first bedroom has a double-glazed window overlooking the street with a southeastern exposure. It is furnished with a queen-size bed, an antique style chest of drawers, a bedside table, shelves, wardrobes and a basic cable TV equipped with a DVD player.
The 9m² (approx. 95 sq. ft.) second bedroom has two double-glazed windows overlooking a courtyard with a northeastern exposure. It is furnished with a double-size bed, an antique style desk with a chair, an armchair and a closet.
This room has a private bathroom, accessible via a corridor, which links the bedroom to the entrance hall. This bathroom is equipped with a shower, a washbasin and a toilet.
The modern style separate kitchen has a window and is equipped with four gas burners topped by a cooker hood, a traditional oven, a dishwasher, a refrigerator/freezer, a coffee maker, a toaster and a kettle.
The bathroom has a window, a bathtub, a washbasin and a toilet.
The entrance corridor has closets, one of which contains a washing machine.
The nearest metro station is Port Royal (lines 4, 6 and RER B).
Heat and hot water use gas and are individually metered.
