Neighborhood:
Located between Rue Saint Paul and Rue Beautreillis, this apartment is centrally located in Paris. The historic district of the Marais has a lot of living advantages with many lovely little streets, cafés, and trendy shops. It is one of the most desirable areas of Paris, for those who enjoy old buildings with character and multi-cultural exposure. Rue des Rosiers is the heart of the Jewish quarter and well worth touring on a lazy day and for food sampling. The nights really come alive in the Marais, as many tourists love to stroll and window shop in the cool night air. The Seine is very well lit for those who wish to walk and watch the 'Bâteaux Mouche' go by. The Marais also has many eateries that serve late, which tourists love after a long day out. There are numerous bars in the area but the noise does not pose a problem.
Premises:
This 110m² (approx. 1,180 sq. ft.) three-bedroom duplex apartment is located on the third French floor of an 18th century walk-up building. The entrance gate is protected by a coded security system that opens into a hall and a small garden that leads to an old-fashioned staircase.
The apartment entrance opens directly into a staircase leading to the dining area. From there, the apartment is divided as follows: on the first level are the separate kitchen, a dining room leading to a living room with high ceilings, and the master bedroom with an open bathroom. A narrow staircase in the dining area leads upstairs to the two children's bedrooms and bathroom.
The apartment is decorated with a contemporary, zen taste and has parquet floors everywhere except in the kitchen, which is tiled.
The 50m² (approx. 535 sq. ft.) living room has five double glazed-windows; three of them are northeast exposed and overlook the street and the two others have southwestern exposure and a view of the courtyard. A French door, accessible via a flight of steps, leads to a nice terrace with a wooden dining table and benches.
The living room is divided into two parts. The first one is the dining area furnished with a large wooden dining table with two benches; it has 2m (approx 6.50 ft) ceilings. The second part is a traditional living room furnished with two sofas, a coffee table, high built-in bookshelves, a working fireplace, a flat screen cable TV, a DVD player, a stereo and a piano. Since the apartment is located under the roof, it has high ceilings (5.20m - 17.25 ft.).
The 10m² (approx. 105 sq. ft.) master bedroom has a double-glazed window with curtains overlooking the street. It is furnished with a double-size bed, a low cabinet, a bedside table and a built-in closet. Hidden behind a wall, there is an ensuite open bathroom with a bathtub, a separate shower and a washbasin with two small windows above it.
The separate kitchen has a double-glazed window overlooking the courtyard. It is equipped with five gas burners topped by a cooker hood, an oven, a microwave oven, a kettle, a coffee-maker, a toaster, a refrigerator, a freezer, a dishwasher and a combo washer/dryer.
On the second level, the staircase faces an opening that overlooks the living room and leads to the two children's bedrooms; they can be turned into one large open space since the rooms are separated by large sliding doors.
The 10m² (approx. 105 sq. ft.) second bedroom has a skylight and is furnished with a single-size bed, shelves, a chest of drawers, a console and a desk.
The 11m² (approx. 115 sq. ft.) third bedroom has two skylights and is furnished with a desk, shelves, a mirror, a single-size bed and a second single-size bed in the drawer under the main bed.
The second bathroom is linked to the two upstairs bedrooms and has a shower with two glass doors, a washbasin with a mirror, and shelves.
There is also a separate toilette located on the first level just above the entrance staircase; it has a washbasin and bookshelves.
The apartment has high-speed Internet and a wireless connection is available.
Heat and hot water both use gas.
The nearest metro station is Saint-Paul (line 1).
