A five bedroom duplex apartment near the Grands Boulevards.

Neighborhood: This furnished apartment is located in the heart of the Grands Boulevards area lined with 19th century buildings. This neighborhood used to be the center of café and theatre life in the 18th and 19th centuries. It offers celebrated restaurants, cafes, and fashionable shops and department stores on the Boulevard Haussman, as well as markets and cinemas. This accommodation is located not far from the cabaret Les Folies Bergères, a Parisian music hall at the top of its fame and popularity from the 1890s through the 1920s. The apartment is also in about 15 minutes walking distance from the Opéra Garnier, which is the largest theatre for lyric opera in the world. Premises: This 190m² (approx. 2,045 sq. ft.) five-bedroom duplex apartment is located on the second and top floor of an 1890's walk up building. The main entrance gate is protected by a coded system and opens into a porche. Then a courtyard leads to a second door with a coded system. The apartment door opens into a corridor that leads on the left-hand side, to the kitchen and straight ahead to the living room. In the same corridor stairs give access to the floor. The first bedroom and bathroom are accessible by the living room. The spacious 44m² (approx. 475 sq. ft.) living room has a parquet floor and five windows overlooking a courtyard. It is furnished with a dining table with chairs, armchairs, a coffee table, a piano, a decorative fireplace and some shelves. The separate kitchen is equipped with five gas burners topped by an exhaust fan, two ovens, a refrigerator, two freezers, a dishwasher, a microwave, a coffee maker, a toaster and a kettle.It also has a table. The laundry, next to the entrance door, is equipped with a washing machine. The first 34m² (approx. 365 sq. ft.) bedroom has a parquet floor and a window that overlooks a courtyard. There is an office area with a desk, a small cable TV with a DVD player and a VCR. The bedroom area has a double-size bed, a cupboard and a small table with a lamp. This room gives access to the first bathroom fitted with a shower, a washbasin, a toilet and a heated towel rack. There is parquet floor upstairs, as well as wooden beams. The upstairs is composed of 4 bedrooms, 2 bathrooms and a separate toilet. The 25m² (approx. 270 sq. ft.) second bedroom has a window that overlooks the courtyard. It is furnished with a queen-size bed, bedside tables, a desk and a TV with a DVD player and a VCR. This room has a dressing area that gives access to a private bathroom that contains a bathtub, a separate shower, a washbasin, a heated towel rack and a toilet. It also has a skylight. The three last bedrooms are children's rooms with toys. They have skylights that overlook the courtyard. The 19m² (approx.139 sq. ft.) third bedroom is furnished with a single-size bed and a small desk. The third bathroom has a washbasin and a shower. The 20m² (approx 215 sq. ft.) fourth bedroom is furnished with a single-size bed, a small desk and shelves. The 25m² (approx 270 sq.ft.) fifth bedroom is furnished with a single size bed, a desk and shelves with books. There is also a separate toilet with a washbasin accessible from the entrance corridor. Heat and hot water use gas and are individual. Internet access is available. For convenient travel around Paris, the nearest metro stations are « Château d'Eau » (line 4) and Gare de l'Est (line 4, 5, 7).
