Three bedroom apartment near Luxembourg gardens
|
Neighborhood:
Located between Rue St Jacques and Rue d'Ulm, neighboring the splendid Luxembourg Gardens, this mostly residential district is part of the Quartier Latin. It is only a few steps from the Pantheon and also nearby are the Sorbonne and Jussieu Universities as well as the Seine, lined with booksellers. There are many restaurants and cafes, a diversity of shops, and other quality conveniences such as the famous rue Mouffetard.
Premises:
This 152mē (approx. 1,635 sq. ft.) apartment is situated on the first floor of a 20th century elevator building with a concierge, a security system and an intercom. The apartment is southwest exposed, facing a calm street and a courtyard. All the windows are equipped with manual shutters. The walls are white and there are wood floors everywhere except in the kitchen, the bathroom and the shower room. A wireless Internet connection is also available.
Layout:
Upon entering the large hallway, there is a living room and a separate dining room. On the right is the master bedroom, at the back is the eat-in kitchen, the separate toilet, the bathroom, the shower room and two bedrooms.
The 26mē (approx. 275 sq. ft.) living room has a large window and a working fireplace. It is furnished with a piano, a bookcase, two leather sofas and a leather armchair, a coffee table, a TV with cable, a DVD player and a stereo.
The 13mē (approx. 135 sq. ft.) dining room has two windows and a fireplace; it is furnished with a stone dining table, a chest of drawers and a display cabinet.
The 21mē (approx. 225 sq. ft.) master bedroom has a window, a fireplace, a white painted wood floor and a large mirrored built-in wardrobe. It is furnished with a (160 wide) double bed, a chest of drawers, two desks, a computer with an Internet connection, a stereo and a phone.
The 13mē second bedroom has a window, a fireplace, a white painted wood floor and a built-in wall closet. It is furnished with a (140 wide) double bed, and a small table with two chairs.
The 11mē (approx. 115 sq. ft.) third bedroom has a window, a fireplace, a white painted wood floor and a built-in wall closet. It is furnished with a (120cm wide) sofa bed and a desk. It has a (140 wide) double bed set up on a mezzanine.
The separate eat-in kitchen has a fireplace, two windows and a 15mē (approx. 160 sq. ft.) dining area. It has white tiles on one side and a wood floor in the eat-in space. It is furnished with an antique pinball, a dining table and an antique dresser. It is equipped with an electric oven, a cooker hood, four vitro ceramics burners, a refrigerator/freezer, and two sinks.
The bathroom has white tiles, two windows, two washbasins with a large mirror, a toilet, a bidet, an electric towel dryer and automatic ventilation.
The shower room has white tile. It also has automatic ventilation.
There is also a separate toilet.
Central heating is collective with gas for the hallway, the living room and the dining room and it is electric and individual for the rest of the apartment. The water heater is electric and individual.
Telephone use is restricted to local calls and to be paid according to use or restricted to incoming phone calls on request. Cable and Internet are included. Electricity is to be paid by tenant according to use.
Maid service is to be paid by the tenant according to use (two times for two hours per week for 40 euros per week, 160 euros per month).
The nearest metro station is Luxembourg RER B.
