Charming three bedroom Villa in Cotignac, peaceful village in the Upper Var region

This 3 bedroom villa with a swimming pool is located in Cotignac a peaceful village in the Upper Var region. The house can accommodate 6 people. The layout is as follows : Ground Floor : Large living room (25m2), equipped with sofa, armchairs, round table and chairs. It is equipped with a fireplace and a TV. There is a French door opening onto the terrace. The open dining area is furnished with a large rectangle and round table with matching chairs, Two French doors open onto a large terrace facing south. Next to the dining area is the separate kitchen equipped with all modern conveniences, including dishwasher, gas and electric burner, electric oven, fridge/freezer, dishwasher, micro wave oven, toaster and coffee maker. A door leads from the kitchen to a service room with a washing machine and the garage. Two bedrooms complete this floor. The first bedroom (next to the living room) is furnished with a double bed, a wardrobe and a small desk. The second bedroom (next to the dining area) is equipped with two single bed (one is 1.20 m large), one being up a small mezzanine. These rooms share a bathroom equipped with a tub and a built in closet. There is a separate WC. First French Floor : A third bedroom furnished with a single bed (1.20m large), with its own bathroom. The bathroom is all tiled is has washbasin and a shower. OUTSIDE/GARDEN AREA: The 12Mx6M swimming pool is surrounded by a lovely garden planted with lawn and trees. The two terraces, in front and behind the house, are ideal for al fresco diners or breakfast. The back terrace has a nice view onto a large open field a pine forest. NEIGHBOURHOOD : The upper Var region has a lot of natural sites to explore, lots of vineyards which make this area of Provence sometimes comparable to Tuscany, Italy. The nearby local towns are Lorgues (well-known for its colourful market) and Salernes (the most important ceramics centre is the south of France). The village of Cotignac has all kinds of shops, cafés and restaurants. Many outdoor events are organised in the summer. ACCESS: Situated between Nice (80km) and Aix en Provence, the closest airports are Nice, Toulon, Marseilles.
