4 Bedroom - 2 bath Villa with Pool in Le Val - Brignoles - Var

This villa is located in a residential area a few minutes drive from the village Le Val near Brignoles (Between Aix en Provence and Fréjus). You access the property through a small private lane. You can park various cars at the entrance of the garden. The villa of approximately 180 sqm can accommodate 8 people and distributes a large living room, an open kitchen, four bedrooms 2 bathrooms, and an extra living space (artist studio). Ground floor : From the large terrace, facing south and the pool, you have access to the spacious living room and open kitchen. The large living room is furnished with a large sofa and a lounge table. There is a satellite TV, DVD player, Video Tape player and a various hifi stereos. There is a large cupboard and a fireplace. A large French door leads to the front covered terrace overlooking the swimming pool and the garden. The terrace is equipped with garden furniture and dining table for al fresco dinner. A BBQ is available. Next to the living room is the dining area, furnished with a large dining table seating 8. The open kitchen is separated from the living room by a counter. It is fully equipped with 4 gas burners, an electrci oven, a micro-wave oven, a dishwasher, a refrigerator and deep freezer. There is also an expresso coffee maker and a toaster. The first bedroom on this floor a double bed, an armchair, a small desk, a bookshelf and a wardrobe. There is a window opening onto the garden. The second bedroom is furnished with a double bed. There is piano, an electric piano and a stereo. There is a window opening onto the garden (west exposure). These 2 bedrooms share a bathroom with a washbasin, tub (with shower device) and French bidet. There is also a washing machine. There is a separate toilet. First French floor : From the living room elegant stairs lead to the second French Floor. The first bedroom on this floor is furnished a double bed with bedside tables, a large built in closet, and a wardrobe. It has a window that opens onto the garden. The second bedroom also has a double bed and a wardrobe. These rooms share a bathroom with a tub with shower device, a washbasin, an a French bidet. There is a separate toilet. These 2 first floor bedrooms have access to a nice south exposed terrace overlooking the garden. Attached to the main house is an independent room with large sliding bay windows. It is used as an artist studio and a single bed is available. Outside : You will enjoy the various terraces in front of the house.(Ground and 1st floor). The swimming pool is 10mx5m and benefits from a very private environment. The spacious landscaped garden is very agreeable. A BBQ is available on the terrace. Location : Le Val is a small village, a few minutes drive from Brignoles (moyen Var) 60 kilometers east of Aix en Provence and 65 km West of Frejus. All commodities can be found in Brignoles. This village of Le Val is located in the Var department, 48 km north from Toulon. The religious fervor of the middle ages led to several fortified buildings and villages being built, which are characteristic of the region. The Cistercians, for instance, built the Thoroney abbey, in the 12th century. Pride of the Provencal Roman architecture, it has been listed historic monument. The Upper Var is a region of contrasts with a fertile plain to the south (planted with vineyards and olive trees), and to the northeast a rugged landscape with pine forests and green oaks. The gastronomy and the famous Côtes de Provence wines have made the renown of this area where you can really live well. The Verdon Canyon is worth a look and is a wonderful place for hikers. As a matter of fact, a botanical path marked out in the Verdon Regional Natural Park starts from the village of Trigance. Draguignan is the capital of the Upper Var region, and forms a crossroads between the Var coastline and the Verdon region. To the south, another chain of mountains, the Maures Hills, separates the Upper Var from the Coast. Saint-Tropez is only 65 kilometers from the village of Le Val (via La Garde Freinet). The closest highway is the A8, exit Brignoles, 5 minutes drive away. The closest train station is at Aix en Provence (45 minutes drive away) and is served by the TGV (Train Grande Vitesse) that goes to Paris in 3 hours ! The closest airport is Toulon / Hyères with daily flights to Paris. But most international connections are made through the international airports of Nice-Côte d'Azur or Paris-Charles de Gaulle.
