This duplex apartment with 2.60m high ceilings on the first floor and 2.50m high ceilings on the second floor is on the 6th floor of a 19th century Hausmann building. The building has an elevator and is protected by a digicode and has an intercom system and a concierge.

Layout:

The front door opens onto an entry hallway, which leads to the kitchen, an office, a bedroom, a bathroom and a separate toilet.

The kitchen has two French windows that leads to two small balconies and is facing south towards the Luxembourg Garden. It is equipped with an electric stove, a gas stove, an oven, a grill, a microwave, a refrigerator with freezer, a dishwasher, an electric kettle and a coffee maker. A counter separates the kitchen from the dining area, which has a table for up to 6 persons.

The bedroom is furnished with two single size beds. There is a bathroom with a bathtub and a washbasin. It has a window facing south into a courtyard and comes with a washing machine and a dryer. A separate toilet comes with a window that faces north into a courtyard. The other bedroom on this floor has a queen size bed and a window that faces northeast into a courtyard. The room has hardwood floors and is furnished with bookshelves. The room also comes with a decorative heating unit

A staircase leads into a hallway onto the second floor of this duplex. The living room, the master bedroom and a full bathroom are located on this floor.

The living room has four French windows, two of which lead to two small balconies that are facing south towards the Jardin Luxembourg. One window is facing north into a courtyard and one window is facing north onto a terrace. The other two French windows are leading to the terrace, which is facing west and has an open view. The living room is furnished with 2 sofas, a coffee table and comes with a piano. This room is equipped with a music system and a TV with a DVD player.

The master bedroom is located behind the living room and has hardwood floors and a window facing east into a courtyard. It is furnished with a queen-size bed, an antique chest of drawers, shelves and a chair. It also has a decorative fireplace.

Off the master bedroom is a bathroom which comes equipped with a bathtub, a shower, a washbasin, a toilet and storage space. The bathroom has three windows, two facing east and one facing north. They provide views of the courtyard.

Neighborhood:

This three-bedroom duplex-apartment is located in the 6th Arrondisement, on rue des Medicis, between rue Vaugirad and Boulevard Saint Michel, just in front of the Luxembourg Garden. A real Parisian favorite, the Luxembourg garden is a beautiful 25 hectares green oasis in Paris on the fashionable left bank. With its statues, fountains and flowers, the garden has many attractions for children, such as ponies, merry-go-round and puppet shows.

Located in the Luxembourg garden, the Luxembourg palace was built in the 17th century by Marie de Medicis, a French queen, on the model of Palazzo Pitti in her native Florence. The 6th Arrondisement is one of the most attractive and historic areas of the Left Bank. In Saint Germain there are restaurants, historic cafes, cinemas, small food stores, open-air markets and chic shops with the latest fashions.

Close to the apartment is the traditional and lively student district called "Le Quartier Latin" with the Sorbonne University. The metro station Odeon (lines 4, 10) provides easy access to any part of Paris and the RER B station Luxembourg provides direct access to the two main airports Charles de Gaulle and Orly.
