Quiet two bedroom apartment in Marais area

This 50 m2 two-bedroom duplex apartment is situated between Rue Réaumur and Rue Etienne Marcel. It is a few minutes away from Les Halles, in the heart of the famous pedestrian Montorgueil Area, with its large choice of quality food products, restaurants and cafes, as well as other services. It is also in a short walking distance to main points of interest such as the Marais, the Seine River, to the Notre Dame Cathedral on Ile de la Cité, to the unique Ile Saint Louis, and to the majestic Louvre Museum. From its adjoining Jardin des Tuileries, one of the historic most known parks in Paris there is a fine perspective - the alignment of the Obelisk on Place de la Concorde, the Champs Elysée and the Arc de Triomphe in one direction. The Arc de Triomphe du Carroussel and the glass' pyramid of the Louvre in the other. This duplex apartment is located on the second floor of a 19th century walk-up building. The main entrance gate is protected by an intercom. The apartment faces the street (west exposure) and the courtyard (east exposure). It has painted walls, beams and wooden floor everywhere except in the bathroom, which is tiled. There is 320-cm high ceiling. The entry gate opens directly on the living room. On the left-hand side is the mezzanine bedroom reachable with a ladder. Behind is a large hallway with the open kitchen on the right hand side and the bathroom on the left-hand side. Facing it is the two others bedrooms. The 22m² living room has two windows facing the street. It is decorated with a sofa, armchairs, a coffee table, a decorative fireplace, built in wall shelves, a dining table, built in wall cupboard, a secretary, a stereo, a TV and a VCR. The first 12m² mezzanine bedroom opens on the living room. It is furnished with a 140cm-wide mattress, a built in wall cupboard, a sofa and an armchair. The second 12m² bedroom has one window facing the courtyard. It is furnished with a 140cm-wide bed and a built in wall cupboard. The third 12m² bedroom has one window facing the courtyard. It is furnished with a 120cm-wide bed, a built in wall cupboard with the washing machine inside. The kitchen is equipped with an electric oven, four induction hotplates, a stainless-steel sink, a dishwasher, a small fridge, a kettle, a toaster and all the necessary utensils. The tiled bathroom has a washbasin surmounted by a mirror, a bath and a toilet. The nearest metro station is Sentier Line 3, Etienne Marcel Line 4.
