Attractive three bedroom / two bathroom Executive Villa with swimming pool and large garden.

Located in Puyricard, 5 km from Aix en Provence, this property can accommodate 6/7 people. This upscale property offers a very good equipment : Visio phone security system, electric shutters, TV set in each room...
The layout is as follows :
Ground floor :

The entrance hall gives access to the living room, to the right and to the dining area straight ahead.
The bright living room is composed of three sofas, a coffee table, a large cupboard and a library. It is equipped with large TV Screen, DVD and a stereo. There is a fireplace and a large sliding door with direct access to the terrace and the garden.
The dining area is furnished with a rectangle table with matching chairs and a cupboard. There is also a French window opening onto the terrace.
The fully equipped kitchen has 4 gas and electric burners, an electric oven, a dishwasher and a refrigerator and freezer. There is an expresso coffee maker and a toaster.
There is a washing machine.
Next to the lounge is a master bedroom with en-suite bathroom.
This bedroom is furnished with a queen size bed, a sofa, two armchairs and a desk. It is equipped with a TV and VCR. Next to this room is a bathroom, equipped with a double washbasin, a tub, a separate stall shower, and a French bidet.
There is a separated WC.
The staircase gives access to 2 more bedrooms.
First French floor :

The first bedroom is furnished with a double bed, a wardrobe and a TV. There is a window facing south.
The second bedroom is furnished with a double bed and a built-in closet. It is equipped with a TV and also has a window facing south.
These rooms share a large bathroom with a double washbasin , a stall shower and a separate toilet.
Garden :

The large enclosed garden with security access is very agreeable and planted with tres and lawn. On the large terrace you will find garden furniture for al fresco diners.
The oval swimming pool is surrounded by lawn.
A large parking space is available, but also a French 'Petanque' playground.
Neighborhood :
This villa is located about 5 km from Aix en Provence. You will have access to the city within a few minutes drive but also to all motorways.
Aix en Provence in Bouches du Rhône district, is a very typical town with an historic center.
It is famous for it's landscapes (Cezanne) . The town is less than hour drive from the Mediterranean Sea and the ' Parc Régional du Luberon'.
Aix en Provence is also famous for its summer festival (classical) and it is ideally located to discover the south east of France (including the southern Alps).
Access :
40 km from Marseilles, 65 km from Avignon.
You can get to Aix en Provence by road (motor way) or by train (TGV Train station in Aix) . You can also fly through Marseille Provence Airport (25mn drive).
