If you’re looking for quick access to New York City in a relaxed and eclectic neighborhood, this furnished one bedroom at 48th Street and Skillman Avenue in Sunnyside, Queens is the perfect fit. Your apartment is located on the ground floor, and the building offers 24 hour video surveillance and a buzzer system with intercom for your security.

As you walk into your apartment, you’ll be greeted by hardwood floors and your living room’s entertainment system, which includes a television, along with a large futon couch that can easily be converted into a double bed. In the kitchen you’ll have everything you need to cook, from pots and pans to a great selection of appliances, and there is ample counter space for preparing meals. The kitchen is eat-in, and there is a dining table that seats four. The bedroom has a double-sized bed, a dresser, and a table. The bathroom features a full tub with shower.

There are many advantages to living in Sunnyside, one of New York’s most popular residential areas among locals. Queens Boulevard, a few blocks away, is the neighborhood’s commercial hub, with a wide variety of restaurants and shops to choose from. At 46th Street next to the train station there is a cluster of businesses that are open 24 hours, including a grocery store, pharmacy, produce stand, and taco truck. A great place to have breakfast on the weekends is The Haab Café, located on 48th Avenue, a pleasant walk from your apartment, although there are many other choices, especially on Skillman Avenue, where you’ll find a Farmer’s Market opposite the park on 43rd Street on Saturdays.

Your apartment is a short distance from the 7 train at 52nd Street and Roosevelt Avenue, which will take you to the Grand Central, Bryant Park, and Times Square stops in Midtown where you can transfer to many trains with destinations across NYC. The 7 train also runs to several neighborhoods in Queens where you can try variety of ethnic foods, and runs to Long Island City, which has some great parks and museums to visit.

In short, it was an excellent apartment in a horrible building. Outside of a few minor issues inside the apartment itself (shaky shower temperature, weak cable reception), was very clean and updated. The property manager was professional, responsive, and available. He graciously granted our reasonable requests for different situations inside and outside the apartment in a timely manner.

The downfall is that he does not have on-site management on a block that is still in transition. His 'Super' is a very nice and helpful handyman, but does not live in the building. I believe a 12-apartment building requires one. The hallway was often dirty and reeked of pot smoke. The back door to the basement was left open for days at a time and the backyard was not cleaned unless someone allowed the neighborhood kids to have a party back there right outside our window. There was an incident of individuals accessing the basement to drink. People were stoop sitting constantly and allowed kids in the building to prop open the security door and the like. It reminded me of my year on the East side of Washington Heights.

Until these issues are corrected by a live-in Superintendent, I cannot recommend renting this apartment.

Thank you Luz for your kind comments on our apartment. In many New York buildings, water temperature is variable we did however install a new boiler since your stay, that seems to have solved the problem. It's possible that the cable connection was faulty. We will be sure to look into that and appreciate you pointing out the issue.

You are certainly correct that the building would benefit from a live-in super. We are hoping to find someone for the building soon. In the meanwhile, we will speak with the building staff about the hallway's cleanliness, the presence of people in common areas and the security of the basement door.

We always to our best to attend to our guests' needs, as you mentioned, and would have seen what we could do about the building condition if you'd brought it up during your stay!

Apartment Rental: 5 months

We only saw the owner once, but we did not really need to see him. I got responses on the email and could talk to the "caretaker" about anything. It was a great apartment in a great location. We could walk to Sunnyside and the area is full of many ethnic groups. Loved it. The only negative aspect was that we were in a room in the back on the 1st floor, so we had almost no sunlight.

The apartment was really nice and comfortable. The owner was very responsive anytime that we have something not working he would come and fix it. The only thing that sucked was the restroom flush was not strong enough and so sometimes it would not flush. Overall this apartment was worth my money.

So my impressions of my daughter's stay in your apartment

Good communication with your colleague Tamara. Good interpersonal skills and efficiency in finding an apartment when we first came.
Apartment in a neighborhood that seemed quiet / pleasant and above all safe and without too much trouble.
Easy access. Subway and shops nearby.
Please pass on our congratulations for the quality of service to the handyman in these apartments. Without being derogatory of course, he is always available and always efficient.
A necessary and indispensable person when renting abroad.
Nothing to say about this apartment. Furniture: acceptable. Appliances: acceptable
To be recommended when required

Minus:
Small invasion of cockroaches in the bedroom. Problem more or less solved by purchasing cockroach spray.
Action to be taken: install skirting boards along bedroom and kitchen walls so that these little creatures can't get in.

To sum up: if I had to give a mark for this apartment, which I think dates from 1980/1990, I'd give it 15 out of 20, which is very good, so I can advertise it.
