Surrounded by world-famous sights and attractions as well as a hub of learning institutions, it is ideal for single travelers and students.

Located on 46th Street & 9th Avenue, this basic studio apartment sits on the 2nd floor (considered 1st in Europe) of a 3-story prewar walk-up building. Please note: Guests should be comfortable with walking up stairs, as the stairs in this building are steep. A buzzer/intercom security system is in place and a common courtyard area is located behind the building. 

Featuring parquet floors and trendy hanging artwork, the basic yet convenient space offers a charming place to stay in the epicenter of the Big Apple. Amenities include a double bed with fresh linens, cable television, and small dining table and kitchenette area. Cooking appliances available include two electric hotplates (no oven), mini-fridge, microwave and coffeemaker.

Please note: the heating system is radiator steam, which can cause loud clanging when in use during the cold season, which is typical of many New York apartments.

This apartment in Clinton (Hell’s Kitchen) offers close proximity to some of the NYC's most famous attractions, as well as a residential community offering basic needs stores and affordable eateries. Listed below are some suggestions of where to go in the area.

  • Hell’s Kitchen Flea Market: Get your best vintage and antique finds at this already-famous year-round flea market, open on weekends. Located at West 39th Street and 9th Avenue. Accessible via foot.

The apartment is pretty good. I thought the pillows were quite uncomfortable, however, there's no accounting for taste. We found many insects, spiders, cockroaches, and cobwebs. There was not noise coming from the street but there was noise coming from the bar and from the other bedrooms. The Internet connection failed too often, especially at night when sometimes it was impossible to get signal. The hallways and stairs are really sloppy, there are many cobwebs and you can tell that the carpet is very dirty. We found many dirty dishes and utensils. On the positive side, the apartment is very nice, very comfortable and has a fabulous location, our stay was very pleasant. We received an excellent personal treatment both by email and in person. Thank you very much.

Dear guest, I think this single fact might answer to pretty much all your points: we change cleaning service company! Things changed a lot since we've had this company. Much cleaner apartments and much more effort given toward overall maintenance and cleanliness of apts and building. On another note, for your internet question, I just purchased 2 WiFi network antennas that are supposed to extend internet on a wider range, so this should really help. We hope you come back to us for another more pleasant stay. Thank you.

The apartment is ideally located in New York, but it's in a courtyard behind a hookah bar where the staff have breaks and talk loudly until 3am. There are no double-glazed windows so it feels like the windows are always open and you will have to come home very tired not to be disturbed by the noise. Moreover, the walls are very thin so depending on the neighbors (all apartments are rentals) it can be quiet, or not. A lot of comments mention the wonderful caretaker, but unfortunately he has left! Bedding is really good. To sum up, the apartment is perfect to visit New York and spend a few nights.

Very well located, good value for money. Accommodation is small but clean and well laid-out. The common areas in the building are a bit gloomy. Michael, the caretaker, is very helpful, welcome was OK.

The apartment was very well located. Perfect for 2 for a stay in New York. And tribute must absolutely be paid to Michael, the caretaker. He was in our service at all times. He gave us wonderful advice so we could enjoy this city even more. He is this apartment's highlight. He's always there without intruding into privacy.

In short, he is just amazing!!! Should we return to New York, it's bound to be there thanks to Michael!

We had problems with 2 giant cockroaches that we had to kill. Really terrible feeling to have to see and kill these insects.

We had leak problems coming from the third floor neighbor's heating. That was fixed the following day.

Excellent stay in this vacation rental, lovely neighborhood.The doorman is welcoming and since the accommodation is on the inner courtyard side, there is a bit less traffic noise.

The location is great, very close to Times Square, Madison Square Garden. The hosts are friendly and Dora, the cleaning lady, is very welcoming.

This apartment is very well located, 2 minutes from Times Square.
We stayed there during the hurricane Sandy but were lucky to have electricity and tv. The studio is surrounded by restaurants and bars of all types.

The concierge Michael is very welcoming and helpful. We would highly recommend this flat to friends visiting NY.

The apartment is very well located not far from Broadway, Times Square and subway stations. The neighborhood felt safe and friendly, and there were plenty of good places to eat or buy food. The apartment was comfortable, with all we needed for our two week stay, and the concierge was very helpful.

Our New York Accommodation.
In a word, it was interesting. It was located a few minutes walk from Times Square.

It was just down the block from lots of eateries and despite being in the centre of a very noisy Manhattan, was relatively quiet if one ignored the constant roar of all the air-conditioners churning away. Our building had a front and rear section separated by a small courtyard. All the air-conditioners (a dozen or so) faced into the courtyard and the noise could be compared to a small jet at takeoff. NYC was in the midst of a heat wave with temperatures in the eighties (fahrenheit, fortunately). With the natural humidity and heat added to the exhaust from the air-conditioning units we had our own little outdoor sauna.

Needless to say we crossed the courtyard quite smartly when coming and going from the aparment. When we arrived, the air-con was running in our apartment. We turned it off just as we left to catch the plane to Washingon.

When we booked the apartment, the description sounded quite nice as it listed its facilities and was represented by a few pics of another apartment in the complex. To access our apartment one had to walk up a narrow staircase approximately 80cm in width which turned 90 degrees left as one ascended. It was interesting getting the suitcases upstairs.

The kitchen, or should I say the cupboard with a sink and hotplate above was neatly crammed in under the staircase. Even an optimum height person such as myself had to bend over to access the sink and/or hotplate. The kitchen came complete with some utensils and a bowl. Not two bowls, just one. As we had purchased some cereal for breakfast we ate one after the other.

One of the criteria for selecting a place was free wi-fi. The wi-fi for our apartment worked for the first afternoon but disappeared after that. As it happens this wasn't a problem as there was a small hotel next door whose two wi-fi networks worked perfectly well.

The apartment actually had a shower. A proper shower! In fact, on our last night it had two showers. The regular one and the one where water poured through the light/exhaust fan. It appears that if the upstairs residents don't put their shower curtain inside the shower, the water escapes by pouring into our bathroom. When we told the Superintendent, he obviously knew about the problem as he muttered something about telling the tenants to put the shower curtain in the right spot AGAIN. It's obviously been an ongoing problem as the ceiling paint was peeling above the shower.

One of the highlights of the apartment was the wildlife. We first noticed it when we heard a creature running across the floor. It sounded a bit like thunder and if he had a saddle we could have ridden him. We were sharing our room with one of the world's largest cockroaches. A few minutes later we saw what we think was another for it came from a different direction. We didn't kill it/them as disposing of the body, given its size, would have been a problem.

As I say, our apartment was interesting.

First of all I have to recognize you might be right about the A/C making noise during the summer heat! We manage our best to change them when they are old but it's true that with the backyard, it might amplify this noise.

I would be surprised that our promoters NYHabitat would change pictures to advertise an apartment, I would appreciate if New York Habitat could double check that point and I would be more than surprised if it was the case!

Regarding the bathroom leak, we apologize for the inconvenience a the time but please note that it has since been repaired.
We usually check on our kitchen ustensils on a regular basis and yes, having one bowl is totally unacceptable. We since corrected that.

Yes we do have free wifi but as it happens once in a while our modem/router needs to be restarted. I doubt that we had no wifi for more than a day.

As far as roaches, it is a surprise to me I honestly never saw one in this unit where you stayed.

Every year we're doing our best to improve our lodging accommodations and we shall certainly hope to see you again.

Warm welcome and helpfulness from the super and the cleaning lady. The apartment is located in Hell's Kitchen (a neighorbood well-stocked with restaurants) and a few blocks from the subway (lines C, E, 1, 2, 3, N, Q, R) which is ideal to make the most of the city.

A fridge, a stove, a microwave, an oven, a coffee maker are provided.

Areas for improvement:
- provide cleaning items (cloths + extra sponge + short-handled brush + dustpan)
- provide an extra set of sheets
- change the ironing board cover
- WARNING: the bed feet can hurt a renter
- make the appliances' instruction manuals available
- make sure the spots where the flatware and the dishes are stocked are cleaned.

Extra sheets and towels can be provided upon request. The guests just need to ask us or the super or cleaning lady when they arrive or during their stay. We are always available, for any request. At check-in, each apt has the bed ready with clean sheets and a set of 2 bath towels and one hand towel.

About the iron board and bed feet, we will fix those ASAP, thanks for letting us know. We will also make sure with the cleaning staff that the kitchen area stays very clean. (and any area...)

But about appliances instruction manuals, we don't think we need them. They are very basic and classic: TV, kitchen toaster, coffee-maker, and microwave. If you have any trouble using them, just ask us and we will help.

We thought that the apartment was very good value ; it was described accurately in the notes ; it has a great location within easy walking of the Lincoln Centre ,Central Park , 5th. Avenue , Times Sq, - and the USS Intrepid - and is in the heart of the restaurant and theatre area .

We were happy with our stay in this apartment and more especially with Mikael's welcome who treated us with kid gloves and was always available to give us useful tips or have something fixed when needed. We had a small issue with the toaster and Mike replaced it. The apartment could do with a revamp especially in the kitchen and the bathroom; on the other hand there is good bedding.

Apart from that, we were bothered by noise nuisance the first few nights because of the coffee bar at the building's entrance: they party until 3 or 4 am and leave the door to the courtyard open: we told Mike about this and he immediately stepped in and talked with the owners: phew it was quieter after that and we could sleep.

Further to this review, we contacted the owner of this apartment who confirmed that there is a restaurant at the entrance of the building, and he has asked the owner of the restaurant to make sure that the door is kept shut after 11pm and that the employees are quieter. New York Habitat has added this information into the description of all apartments in this building so that this information is disclosed to prospective renters.

The owner also plans to make updates and renovations to many of the apartments at the beginning of 2011.

First of all many thanks for your service in helping me discover this city, so impressive when you don't know it, and so accessible and charming afterwards. I won't hesitate to recommend New York Habitat and will contact you again if another trip follows, as it will hopefully be the case.

The accommodation we rented corresponded to the description, convenient and in a good location. Only one negative comment: the building is in a back yard and to access it, you have to go through another building which is on the 46th Street. That building seems to be used by the managers of the next door cafe only ; they store goods and do woodwork.

The building's entrance is dirty and noisy works were taking place in the yard for several nights. Someone must have complained because it stopped. This may be an isolated issue and I don't want to make it sound worse than it is, but it is a disservice to the apartments you offer if you compare them to those in the adjoining building, similar but better maintained.
