This fully furnished studio apartment is located in Clinton (Hell’s Kitchen), Manhattan near Midtown West. The apartment is on the top floor of a 3-story (considered 2-story in Europe) walk-up building with a buzzer/intercom system for guest entry. Guests should be comfortable with walking up stairs, as the stairs in this building are steep. A courtyard in the back, shared with all residents, includes a patio table and chairs.

The studio apartment embraces a chic and modern ambiance. It features hardwood floors, a double bed, and windows overlooking the lovely courtyard. To one side of the room, a small dining table accommodates romantic meals. For late-night entertainment, a cable television perched upon a long white dresser, faces the bed.

A small kitchenette in the corner includes a mini-fridge, 2 electric hot plates, a microwave and coffeemaker.
Please Note: The heating system is radiator steam, which can cause loud clanging when in use during the cold season. Also, there is a restaurant next to the building near the front courtyard, and it is possible that food cooking can be smelled at times.

This apartment is located on West 46th Street & 9th Avenue in Clinton (Hell’s Kitchen), New York, near Midtown West. The epicenter of New York City, this area is walking distance from such famous attractions as Times Square, the Theater District, and Rockefeller Center! Additionally, the community tends to locals, with its highly renowned hub of affordable eateries and bars of all kinds. All basic goods stores and facilities are within walking distance of the home (including Laundromat Best Wash & Dry Inc on 9th Ave). Listed below are some suggestions of where to go in the area.

This was our second stay at this location and it was absolutely perfect. The hot water went on one of the days but it was resolved very quickly. Everyone was lovely to deal with and the whole process was seemless. We would certainly stay here a 3rd time.

Overall, the rental price of this apartment is reasonable considering the actual price in the neighborhood. The front door was badly isolated, so cold air was entering in the apartment. The building manager quickly gave me an extra heating. A curtain or a new seal would be necessary. The wall separating the apartments is so thin that you can hear your neighbors. By the way, the floor is slanted so I had to put a big book under one of the three legs of the table. Last thing: it would be a good idea to add openwork blinds on the living room's windows (in addition to the thick curtains) in order to have some privacy without lacking daylight. These are just a few remarks following your request, but I nonetheless enjoyed this apartment as I was here to visit New York above all else. Besides, the building manager took my requests into account and was very nice. Everything was perfect: from my arrival to my departure, including handing over the key. By the way, I also met one of the owners during my stay and he was very welcoming.

Positive point: its location. Subway station and bus lines are nearby. Negative points: pictures do not match the reality. This studio's bedroom has to be repainted. Curtains just hold on a thin cable, too cheap. Extremely negative points: stained mattress pad!!! Refrigerator was in a bad condition as it has not been defrosted for years. Hardwood floor is sloping!!! So furnishings are swaying. This studio is badly organized, there is not enough space to have dinner. We had to ask for sponges, as well as kitchen and bathroom towels. In conclusion: this apartment is overestimated compared to the service provided. What a shame!!!

Marie-Christine, thank you for your feedback. please know that by no mean we are trying to mislead our clientele and agencies we are working with and whatever is show accurately reflects the quality of our apartment.
We are sorry about the fridge which, it is true, needed to be defrosted. Please also accept our apologies for the mattress pad that was old.
We decided to have a cable holding the curtain, not because we are cheap but rather for the style as we think it gives the apartment a modern look.
We are a bit surprised by your comment regarding the floor being sloping as nobody has never mentioned this. Each piece of furniture is constantly checked an d hold strong.
The studio was provided with a sponge, a kitchen towel, 2 bath towels and one hand towel, but we can always provide more at client's request.
We are sorry that you thought the studio was badly organized. It has been organized the same way for years now and satisfied dozens, if not to say hundreds of people, but organization is a subjective thing. We are trying to organize the apartment on the best way we can with the space we have.
Even though our apartments are not 5 stars accommodations, we are offering affordable and clean apartments with excellent service in the center of NYC. Thank you, best.

Pros: very well-located apartment, quiet neighborhood (it does not overlook the street...). Cons: very badly soundproofed (you can hear your neighbor, partitions are very thin and the stairwell is noisy). Bathroom is also a bit worn out (ceilings need to be repainted and furnishings are very cheap...).

Our building might not be the most sound proof you are right but we usually have a very respectful clientèle out all day and that is usually very quiet at night.
As far as paint and furniture we're usually repainting apts once a year in January and we're constantly trying to upgrade furniture.
We want to provide comfortable yet affordable apt in the heart of Manhattan.

Access to the apartment (staircase) is very dirty, the entrance to the building is not very appealing. Apparently vacuum cleaning is an alien concept.
The accommodation itself is small. I'm always surprised to see how photos can be shot for advertising and have the accommodations look so big. The mattresses are very hard but we got used to that. The dish towel and the sponge were dirty. The toilet flush would not stop running (but with time you get the trick to stop it). The AC works well but is incredibly loud. That's why we switched it off at night.

The apartment location is good. Very quiet at night. Right in the middle of the theater district, plain central.
Kudos to the super: he is very nice and helpful, and patiently provided information on everything we asked him about.

Overall a successful stay if you don't expect luxury. However I think the price is too high for this accommodation.

1) Regarding the staircase:
We do our best to get the outside of the building cleaned twice a week, the restaurant in the front gives us lot of headaches as far as cleanliness. We've been working with the owner to improve that lately.
2) Regarding the vacuum cleaning:
We do broom and wash the staircase and hallway
3) Regarding the accommodation size:
We do provide SQFT with the rental agency you booked
4) Regarding the photos:
I'm sorry but I don't think we can lie through pics. We have professional quality pics and there is nothing more I can tell you about that.
5) Regarding the the mattresses:
Again we do our best to satisfy everybody and we usually target hard/medium mattresses.
6) Regarding the dish towel & sponge:
We have a very accommodating person on site who always provide with extra towels and other commodities such as sponge, detergents etc...
7) Regarding the running toilet:
again next time you come do not hesitate to ask our concierge Michael.
8) Regarding the AC:
We're trying to keep our apartments affordable and can't unfortunately provide new appliances all the time.
9) Regarding the location:
Yes people love this location and yes the fact that you're facing a back yard helps a lot, you therefore avoid street noise.
10) Regarding the comment about it being a "successful stay if you don't expect luxury":
I think you got that right, we do our best to provide affordable housing to tourists who want to enjoy the city to the fullest.
11) Regarding the price:
New York city accommodation are very high and remember that we have to pay city taxes and hotel taxes close to 15% combined!
