Alcove Studio - Triplex, 1 Bathroom - Sleeps

Situated between Boulevard Raspail and Rue Guynemer, two minutes away from the Jardin du Luxembourg at a walking distance.

Located in a quiet street next to the Jardin du Luxembourg this triplex apartment is in less than a 10-minute walk to the Montparnasse area with all sorts of shops, restaurants, bars, and cinemas. Across the Jardin du Luxembourg is the Latin Quarter with the famous Boulevard Saint Michel, the Sorbonne University and the Pantheon, built as a church, having become a secular necropolis where are buried Voltaire, Jean Jacques Rousseau, and Victor Hugo among others.

This loft/triplex northwest exposed apartment is on the first floor, on the beautiful courtyard side with many evergreens and flowers of a very nice walk-up building having a security system at the entrance. The apartment has a mezzanine which access is through a flight of stairs with no handrail. The apartment is bright due to the white walls and to the large bay window.

The layout is as followed.

The entrance door opens on a little hallway, which leads to the open-kitchen and the living room. In the living room, a wooden staircase goes up to the bedroom and its bathroom. The office space is located on the third floor, which is accessible by a staircase as well.

The living room has a parquet floor and white painted walls. It is furnished with a round dining table with its three matching chairs, two designed armchairs, a little chest of drawers and a TV with its VCR player. Since this room has a large window, which gives a lot of light during the day and white walls, the apartment has a spacious ambiance.

The open kitchen has white tiled walls, a wooden worktop and a bar matching with the floor. It is equipped with two electrics burners, a refrigerator, a dishwasher, a coffee maker and a toaster. In the white painted cabinets there are the dishes and the cooking appliances.

The bedroom, on the first floor, has a wooden floor and white walls. It is furnished with a queen size bed and a built-in closet. There are also some other built-in closets, situated above the bathroom, which are accessible by a scale.

The little office space is furnished with a desk with its armchair and a lamp. This area faces the bay window.

The bathroom has a white tiled floor and white painted walls. It is convenient and is equipped with a shower, a washbasin surmounted by a mirror and a laundry machine. There are also two built-in cabinets.

This apartment will charm its tenants by its elegant and modern style and by its situation as well.

The heating and the water-heater are both individual and electric.

The nearest metros are Notre Dame des Champs (line 12), St Placide (line 4), or for the RER B - Port Royal and Luxembourg.

Apartment Rental: 4 months

Cons:
1. Landlord did not help at all with installing WIFI (did not seem concerned that we didn't have it for two months, only sometimes replied to texts, refused to install wifi and have us reimbursed)
2. virtually impossible to contact landlord in general (it was never even clear who we should contact, give rent to, etc.)
3. extremely dusty when we moved in
4. no clear instructions on how to receive mail (no code into building, no example of what detailed address to use)
5. no help when there was a mouse found in the apartment
6. lack of ventilation in bathroom (mold problem)
7. cheap, broken shelves (kitchen shelf collapsed)
8. Kitchen only has basics

Pros:
1. landlords were genuinely nice people
2. reasonably priced for amount of space (felt open esp. with huge windows)
3. perfect location (near Jardin & Saint Germain)
4. really safe location
5. quiet neighbors
6. updated design
7. includes a washing machine which is relatively uncommon in Paris

Hello,

Regarding wifi, cost is not included, the tenant should take care of it as operators need the user's bank details in addition to the usual information. However, I offered you to come with you to help you with the operator.

I am sorry I was not able to help you while I was working, but my mother who lives in the building, and that you met, is there often and ready to help you. I do not hesitate to come in the evening if asked to.

Regarding cleanliness, I paid for housekeeping service as soon as the previous tenant left but the apartment was not rented for a while and if there was dust, I did not notice it. I was about to have someone do the dusting but I remember that you told me you already did it.

About the mail, I told you that it was the caretaker who collected it and give it out, so there is nothing else to add on it. If there is no code to access the building, it is for safety reason. But you have passes, and you can call the caretaker on the intercom if needed.

Regarding the mouse, I did not refuse to help but you found a solution and did not need me anymore. By the way, it is the first time that I hear about a mouse in this apartment.

There is a ventilation in the shower room but it is true that it is noisy, so you need to switch it on for a while and then switch it off.

The shelves are not broken, a plastic dowel just came out of the hole, and I did not tell you anything about the things that were broken and that I had to replace.

About equipment, the apartment has all the things necessary. More appliances would be an issue as for breakages.

Each time I came by, you told me that everything was fine, so I am sorry if everything was not perfect.

Your kindness and your politeness were appreciated, and I thank you for that.

I would be glad to welcome you again and promise you to do better to fully satisfy your needs.
