In our first video we talked about the documents that owners would need to provide prior to scheduling a visit with one of our agents. In today’s video we will talk about how to prepare the apartment for the visit and what will take place during the visit.

Guide to Listing Your Apartment with New York Habitat – Part 2 (6:00)

Once the proper documents (covered in Part 1 of the video guide) are received,  a New York Habitat team member will contact you to schedule a visit of your apartment. New York Habitat visits all apartments that we list. The apartment visit is important because we want to make sure that each apartment is accurately represented and described.  Furthermore, we visit each apartment to protect our clients, and to make sure that they do not become the victim of an online scam.  Check out our blog, How to Spot a Rental Scam from 4,000 miles away, to get more information on avoiding apartment rental scams.

When preparing for the visit, the apartment needs to look like it will when it is delivered to arriving clients.  The apartment should be cleaned, the beds made and there should be a sufficient amount of plates, bowls and silverware for the number of guests that you plan on accommodating in the apartment.

When you greet guests you should also ensure that the beds are made up with fresh sheets, that there are plenty of towels in the bathroom and that all perishable foods are removed from the cabinets and fridge.

During the visit, the New York Habitat agent will be doing many things and reviewing certain information including:

  • Taking photos of every part of the apartment
  • Drawing  a floor plan
  • Listing features in the apartment such as Internet, terrace or balcony or if the kitchen includes a coffee maker and/or a microwave.
  • Asking you about the neighborhood and if there are particular attractions near the apartment.
  • Asking you which payment methods you will accept and how you will handle the check-in process.
  • Asking you to sign a non-exclusive listing agreement
  • Answer any questions that you may have.
